SingHaiyi sells 550 units at Grand Dunman on launch weekend; best-selling project in 2.5 years

SINGAPORE (EDGEPROP) - The launch weekend (July 15-16) saw 550 out of 1,008 units at Grand Dunman snapped up, reflecting a take-up rate of 54.6%. The average selling price achieved at the 99-year leasehold condo on Dunman Road in prime District 15 was about $2,500 psf.

SingHaiyi Group and CSC Land Group are the joint developers of Grand Dunman. It is the fastest-selling project of 2023. About 90% of the buyers were Singaporeans, with another 9% Singapore Permanent Residents and 1% foreigners, says Gary Lim, SingHaiyi Group head of sales and marketing.

A good spread of units ranging from one-, two- and three-bedroom,  including dual-key units, were sold, says SingHaiyi's Lim. About 70% of the units sold were priced around $3 million or below.

"Grand Dunman's exceptional performance makes it the best-selling project of 2023 in terms of number of units sold," says Ismail Gafoor, CEO of PropNex. "As a mega-project with over 1,000 units, it provides homebuyers with more unit types and sizes options."

Grand Dunman is also the top-selling project since the 1,862-unit Normanton Park, which sold about 600 units on its launch weekend in January 2021, says Mark Yip, CEO of Huttons Asia. "This makes Grand Dunman the best-selling project in 2.5 years," he adds.

"Being the only mega-project launch above 1,000 units in 2023, Grand Dunman generated much buzz on its preview weekend, which attracted about 10,000 visitors," Yip observes.

Grand Dunman's proximity to Dakota MRT station on the Circle Line, just a two-minute walk away, is another major attraction for owner-occupiers and investors. "Not only are homebuyers drawn to the convenience, but investors are assured of the rentability," says Gafoor.

Some of Grand Dunman's other locational attributes include its proximity to the CBD, the Old Airport Road Food Centre, the Katong heritage area and within 1km of the Kong Hwa School, a famous primary school, says Ken Low, managing partner of SRI.

"The strong sales at Grand Dunman over the weekend had a spill-over effect on the two other projects in District 15 launched earlier this year: the 638-unit Tembusu Grand in April and the 816-unit The Continuum in May," Low adds.

Units at Grand Dunman that command the highest premium are south-facing units that overlook the prestigious private landed estate of Mountbatten and Meyer area, the East Coast Park and the sea, says Marcus Chu, CEO of ERA Singapore.

City living reimagined at Grand Dunman

Grand Dunman will be Singapore’s only mega-development to launch this year. The project is generating waves of expectations from prospective buyers keen to land themselves a choice home in Singapore’s most desirable neighbourhood in District 15.

With 1,008 residential units on offer, Grand Dunman presents an extensive mix of units that range from one- to five-bedroom unit types which will resonate with all buyer profiles – from singles and families to opportunistic investors.

Developed by two of Singapore’s most experienced developers, SingHaiyi Group and CSC Land Group, Grand Dunman is perfectly positioned in the East Coast area, capitalising on its proximity to the city centre, as well as the lifestyle amenities in the east.

The project previewed to an exceptionally strong turn out during its opening weekend preview on July 1 and 2, attracting about 10,000 people who came to view the sales gallery.

 

As Grand Dunman is located along Dunman Road in the Marine Parade neighbourhood, residents will find themselves living in one of the most connected locations in District 15. This project has the most accessible transport connectivity options among newly launched projects in District 15, making travel quick and easy to central locations such as Suntec City, the CBD and the Marina Bay area.

Major roads and expressways close to Grand Dunman include Tanjong Katong Road, Mountbatten Road, Nicoll Highway, East Coast Parkway and the Marina Coastal Expressway.

This means that a car trip to Suntec City and the CBD takes an average of about 15 minutes. Other central locations such as Marina Bay Sands, Gardens by the Bay, Tanjong Pagar, Civic District and Singapore Sports Hub are not far from home at Grand Dunman.

Residents of Grand Dunman will be able to capitalise on the extensive and convenient road connectivity. The developers, SingHaiyi Group and CSC Land Group, promise a 1:1 carpark ratio at the condo with ample parking space available.

The project is also the only new-launch condo in the area that boasts an MRT station at its doorstep, with Dakota MRT Station on the Circle Line just a two-minute walk away. This links it to other important stations and interchanges like Paya Lebar, Stadium, Promenade, Esplanade and Marina Bay. Meanwhile, the condo is close to popular destinations in the East Coast area, such as the shops, cafes and restaurants in Joo Chiat and Katong.

Families with school-going children will also be attracted to Grand Dunman due to its proximity to several schools in the area. Primary schools within 1km of the condo is Kong Hwa School. Additionally, nearby schools such as Chung Cheng High School (Main), Tanjong Katong Primary School, Tanjong Katong Girls’ School, and Dunman High School are all in proximity.

As Grand Dunman incorporates direct access to the adjacent Geylang Park Connector, residents can partake in a healthier, more active lifestyle.

 

In addition, the Singapore Sports Hub is two stops from Dakota MRT Station on the Circle Line. The 35ha development includes various sports facilities such as the National Stadium, the Singapore Indoor Stadium, the OCBC Aquatic Centre, the OCBC Arena, and the Water Sports Centre for kayaking and canoeing. Other community facilities range from basketball and netball courts, to running and cycling paths.

Future land reclamation plans along the south-east coast from Marina East to Changi will also change the face of the region. This was part of a long-term concept plan proposed by the government and unveiled in 2022. This “Long Island” concept could be an added buffer against rising sea levels, as well as inject new spots for leisure and recreation similar to Marina Barrage.

SINGAPORE (EDGEPROP) - Property developer SingHaiyi Group states that about 10,000 people visited the sales gallery of its Grand Dunman project over the weekend. The figures are as at 8pm on July 2. The sales gallery opened for public preview on Saturday, July 1. The official launch will be on July 15. 

"We are very encouraged by the turnout, and we look forward to strong sales," says Raymond Chia, CEO of SingHaiyi Group. 

The number of visitors is not just the highest this year, but the highest in five years. The last project that saw a crowd of about 10,000 was the 805-unit Park Colonial at Woodleigh by Chip Eng Seng Corp, which previewed over the June 30-July 1, 2018.

SingHaiyi has not indicated any prices for the 1,008-unit Grand Dunman private condo. However, marketing agencies reckon they will be "just below $2,500 psf on average".

Managing partner of SRI Ken Low says that the average price of just under $2,500 psf is "in line with expectations", given SingHaiyi's purchase price of $1,350 psf per plot ratio for Grand Dunman's land parcel in June last year.

At a shade below $2,500 psf, Grand Dunman's indicative price could be similar to, or slightly above the average price of $2,465 psf achieved at the launch of the 638-unit Tembusu Grand in April this year. Developed jointly by City Developments Ltd (CDL) and MCL Land, Tembusu Grand is located at Jalan Tembusu, just off Tanjong Katong Road.

Tembusu Grand and Grand Dunman are in the East Coast area of District 15. However, Grand Dunman is located along Dunman Road, adjacent to the Geylang River and just a two-minute walk from the Dakota MRT station on the Circle Line.

SINGAPORE (EDGEPROP) - SingHaiyi Group will preview its 1,008-unit Grand Dunman condo on July 1, with the launch targeted for a fortnight later on July 15.  

“Grand Dunman is the first and only launch of a mega development above 1,000 units this year,” says Mark Yip, CEO of Huttons Asia.

However, in the prime District 15 neighbourhood in the East, Grand Dunman will be the third project launch this year. The first was the 638-unit, 99-year leasehold Tembusu Grand by City Developments Ltd (CDL) and MCL Land. At the launch weekend in early April, 53% of the units were sold at an average price of $2,465 psf. Based on caveats lodged with URA Realis, 362 units (close to 57%) have been taken up. 

At The Continuum, launched in early May, 229 units have been sold at an average price of $2,734 psf. The 816-unit, freehold condo is a redevelopment of houses along Thiam Siew Avenue by joint-venture partners Hoi Hup Realty and Sunway Group.

“We have the advantage of seeing the launch of The Continuum and Tembusu Grand,” says Raymond Chia, CEO of SingHaiyi Group. “We will have to gauge interest during the preview period before we decide on the price. But we will price the project sensitively so those looking for a home in the east will consider Grand Dunman.”  

Chia, the current group CEO of Chip Eng Seng, assumed the role of SingHaiyi Group CEO on April 1. His appointment followed property developer SingHaiyi's delisting from the Singapore Exchange's main board on Jan 31, 2022, and Chip Eng Seng Corp’s on April 11, 2023. Both companies now share common shareholders — Celine Tang and her husband, tycoon Gordon Tang.

Being at the helm of both real estate companies, Chia intends to pool together departments such as human resource, administration and business development to achieve economies of scale. He adds that other departments, such as project management, will continue to run separately. 

“There is no redundancy,” he says. “It’s more of an exchange of experience and knowledge.” 

Chia further states: “We will keep them [the two companies] separate for now. The teams are busy with their respective projects.”

Even before the Tangs privatised Chip Eng Seng, they bought over the founding Lim family’s 29.73% stake in the company for $201 million in October 2018. Celine Tang subsequently became the non-executive chairman of Chip Eng Seng. 

That was when Chip Eng Seng and SingHaiyi began to join forces to bid for sites together. For instance, the former Maxwell House en bloc site was purchased for $276.8 million by a consortium of Chip Eng Seng, SingHaiyi and Chua Investments in May 2021. (See potential condos with en bloc calculator)

In December 2021, Chip Eng Seng and SingHaiyi joined forces with listed companies KSH Holdings and SLB Development and construction company Ho Lee Group to purchase Peace Centre and Peace Mansion at 1 Sophia Road for $650 million. The price translates to $1,388 psf per plot ratio (psf ppr). 

In April 2022, Chip Eng Seng and SingHaiyi acquired a 21% stake in 8 Shenton Way (formerly AXA Tower). The developer of the new mixed-use development is a joint venture between Alibaba Group and Perennial Holdings. 

The new, 99-year leasehold, mixed-use development on the site will rise 305m above ground, making it the tallest skyscraper in Singapore. The project is designed by SOM (Skidmore Owings Merrill), the same architectural firm for the 64-storey Wallich Residence and Guoco Tower, currently the tallest tower in Singapore at 290m. 

The 63-storey tower by Perennial Holdings and Alibaba is at the junction of Anson and Prince Edward Roads. It will contain 215 luxury apartments, including a super penthouse on the topmost floor. The luxury residences are called Skywaters Residences.

The 99-year leasehold Maxwell House in Tanjong Pagar will be redeveloped into TMW Maxwell. The new project is a 20-storey block with a three-storey podium and 11 commercial units. On the upper floors will be 324 residential units. TMW Maxwell is targeted for launch sometime in 3Q2023. 

“The positioning of our TMW Maxwell project is very different from Skywaters Residences,” says Chia. “Given its location next to the rows of conservation shophouses along Tanjong Pagar Road, we will focus on the area’s lifestyle.” 

Nearby is Maxwell Food Centre, the eateries, bars and clubs in the Tanjong Pagar, Ann Siang and Chinatown areas. “The units will be designed as transformer apartments with the flexibility of multiple uses,” says Chia. “In the daytime, the furniture will be for work. In the evening, you can transform it into a place to entertain friends, and then at night, the unit will be turned into your bedroom.”

At the Grand Dunman site, SingHaiyi submitted the highest of just two bids for the 271,622 sq ft, 99-year leasehold site in a Government Land Sales tender that closed in June 2022. 

SingHaiyi’s bid was $1.284 billion ($1,350 psf ppr), 20.3% above the $1.067 billion ($1,122 psf ppr) submitted by CDL, Hong Leong Group and TID. 

The project will have a total of seven residential blocks of 18 storeys. The units range from one-bedroom units of 420 sq ft to six-bedroom and dual-key units. “We can cater to a whole spectrum of investors and owner-occupiers,” says Gary Lim, SingHaiyi Group’s senior director of sales and marketing.

There are also five strata-titled commercial units on the first level of Grand Dunman, which SingHaiyi intends to hold to control the tenant mix. (Find Singapore commercial properties with our commercial directory)

All the units at Grand Dunman will be north-south facing. Those fronting Dunman Road will have views of the swimming pools and landscaping. Those facing south will overlook the landed estate of Mountbatten Road and Meyer Road to the sea beyond, says SingHaiyi’s Lim. He adds that the Dakota MRT Station is a two-minute walk from Grand Dunman. 

According to Huttons’ Yip, the CBD and Sports Hub are just minutes away by train or car. Grand Dunman is also within 1km of popular schools like Kong Hwa Primary School and Tanjong Katong Primary School.

Given the land cost of $1,350 psf ppr for Grand Dunman, Ismail Gafoor, CEO of PropNex, reckons SingHaiyi will likely price the project “very close to or slightly higher than Tembusu Grand”. 

About half the units at Grand Dunman are one- and two-bedroom units, and should appeal to home buyers and investors who had missed out on the smaller units at Tembusu Grand, notes Gafoor. One-bedroom units start from 452 sq ft with two-bedroom units from 667 sq ft. Three-bedrooms are upward of 980 sq ft. There are also 34 two-bedroom dual-key units of 721 and 775 sq ft and 36-three-bedroom dual-key units of 1,044 and 1,055 sq ft.

According to Eugene Lim, ERA Realty Network’s key executive officer, Grand Dunman’s proximity to the Dakota MRT Station sets it apart from the other two condo projects. “As such, we may not see market saturation in District 15 at all,” he says. “We expect swift demand for the two-bedroom units as they tend to be sought-after by many buyers.” 

ERA’s Lim adds that properties within walking distance of MRT stations are highly desired due to their convenience and accessibility. “Grand Dunman is expected to attract a mix of investors, owner-occupiers and HDB upgraders,” he adds. (Find HDB flats for rent or sale with our Singapore HDB directory)

“The million-dollar HDB resale flats sold in Geylang estate in 1H2023, based on HDB’s classifications, were located within the Dakota precinct,” Lim observes. “This is good news for HDB homeowners considering upgrading to private condos within the same locality.”

Grand Dunman’s site is a rare plot, notes Ken Low, SRI managing partner. “The only two condos in the vicinity are Waterbank and Dakota Residences,” he says. The 616-unit Waterbank at Dakota was launched in 2010 and entirely sold and completed by 2013. 

Units at Waterbank enjoy high rental yields given its city-fringe location and proximity to Dakota MRT Station, says SRI’s Low. He sees Grand Dunman enjoying similar attributes.  

Within Grand Dunman are two tiers of units. There is a gold block with 100 units, comprising large three- to five-bedroom units. Three-bedroom units in this block start from 1,475 sq ft, four-bedroom units from 1,787 sq ft, and five-bedroom units from 2,131 sq ft.

There are just 10 penthouses in the entire development: Five-bedroom penthouses range from 2,336 to 2,756 sq ft; while six-bedroom penthouses are from 3,057 to 3,068 sq ft. 

Grand Dunman aims to achieve a Green Mark Platinum Super Low Energy rating. About 65% of the development uses prefabricated prefinished volumetric construction. The developer is installing solar panels on the rooftops, providing ceiling fans in the living room of all the units, and double-glazed windows for west-facing units. 

Given its energy efficiency, SingHaiyi is providing Samsung refrigerators for all units at Grand Dunman. Units will also be provided with Gessi taps and showers in the bathrooms and Kohler sanitaryware, given the latter’s commitment to sustainable practices in its production process.

A month after SingHaiyi acquired the Grand Dunman site, Chip Eng Seng, together with KSH Holdings and SingHaiyi, jointly acquired Park View Mansions on Yuan Ching Road in July 2022 for $260 million ($1,023 psf ppr). The  99-year leasehold condo site overlooks Lakeside Gardens in Jurong. 

Two months earlier, in May 2022, Wing Tai Holdings purchased Lakeside Apartments in Jurong for $273.9 million ($1,250 to 1,260 psf ppr). 

On a psf ppr basis, Chia reckons, the Chip Eng Seng consortium’s land price is about 20% lower. Hence, he is targeting to launch the redevelopment of the former Park View Mansions sometime at the end of this year or in 1Q2024.

[UPDATE] The Continuum sells 26.5% of units at an average price of $2,732 psf

SINGAPORE (EDGEPROP) - Over the weekend of May 6-7, joint developers Hoi Hup Realty and Sunway Property sold 216 units (26.5%) of their 816-unit freehold condominium, The Continuum. The average price of units sold at the project on Thiam Siew Avenue -- just off Haig Road and Tanjong Katong Road -- was $2,732 psf.

"It's a strong showing considering the recent cooling measures and cloudy economic outlook," says Mark Yip, CEO of Huttons Asia.

In absolute numbers, the sales achieved at The Continuum is on a par with the 206 units sold at the 275-unit Blossoms By The Park, which achieved a 75% sales rate last weekend [April 29-30], notes Ken Low, managing partner of SRI.

Before the launch of The Continuum, the developer collected 545 cheques as expressions of interest during the two weeks of previews. The sales achieved reflect a conversion rate of close to 40%. “This shows that there is a strong following for a beautifully designed product in District 15, especially a sizeable development that also enjoys a freehold tenure,” says Koon Wai Leong, general manager of Hoi Hup Realty.

SRI’s Low says the nearly 40% conversion rate is higher than the 20% to 30% average at most launches. For instance, at the 99-year leasehold, Blossoms By The Park, the developer collected 745 cheques before its launch and 2.7 times subscribed. The 206 units sold reflect a sales rate of about 28%.

Located at Slim Barracks Rise in one-north, Blossoms By The Park saw all one- and two-bedroom units sold on April 29. The average price achieved was $2,423 psf. Tembusu Grand, a 99-year leasehold condo located off Tanjong Katong Road, sold 53% of its 638 units at an average price of $2,465 psf on its launch weekend in early April. Over 70% of the units sold were one- and two-bedders.

Therefore, the one glaring factor at The Continuum was the sale of less than a handful of the 61 one-bedroom units at launch. "One-bedroom units appeal to investors who prefer 99-year leasehold condominiums," says Ismail Gafoor, CEO of PropNex. "The lower quantum price compared to a freehold project in the same area also means a higher rental yield."

At The Continuum, the larger units found favour with home buyers. Two-bedroom types priced from $1.67 million accounted for 62% of the units sold over the weekend. Three-bedroom units from $2.306 million made up 29% of the sales. Even the four-bedroom units saw 15 units sold at prices above $3.312 million. The Continuum, being freehold, appeals to upgraders and owner-occupiers who want a legacy to pass to the next generation, adds Gafoor.

A premium project by Hoi Hup and Sunway, The Continuum has also enticed first-time homebuyers and retirees looking to right-size, says SRI's Low. He adds that these are primarily residents of the neighbouring established housing estate off Tanjong Katong Road and Dunman Road in prime District 15.

Singaporeans made up 90% of the buyers, according to PropNex, whose sales team handled about 100 of the 211 units sold. Just 10% of the buyers were Singapore Permanent Residents (PRs). "Foreign buyers have taken a backseat since the latest cooling measures on April 27, where additional buyer's stamp duty (ABSD) doubled to 60%," says Gafoor. "They are unlikely to purchase for now as they evaluate the impact of the ABSD and their other options."

It's been almost 20 years since a significant condominium on a freehold plot of over 200,000 sq ft in the Katong area entered the market, notes Huttons' Yip. Before The Continuum, the last such project was Haig Court in 2004.

"The Continuum will be a landmark project in Katong with an iconic bridge connecting two sites," says Yip. "The quality fittings, freehold tenure, proximity to good schools and the Paya Lebar sub-regional centre are other reasons drawing buyers to the project."

For large-scale developments with more than 500 units, achieving a 20% to 30% take-up on launch weekend "is a laudable performance," says Gafoor. "Developers have another three to four years to sell the entire project."

SRI's Low agrees. He says that based on the development sites sold in the last two years – both en bloc and government land sales – "there are very few new launches in the pipeline for 2024". Developers will therefore be able to sell out their existing inventory progressively. What’s more, prices of units at The Continuum are “attractive”, with two-bedroom apartments starting from $2,584 psf, he adds. (See potential condos with en bloc calculator)

According to Marcus Chu, CEO of ERA Realty Network, the advantage of a large-scale development like The Continuum is that it is likely to fetch higher prices in the secondary market compared to smaller developments. "Higher visibility of the project leads to increased resale demand and a higher volume of transactions at higher prices," he says.

With the launch of The Continuum this weekend, and that of Tembusu Grand last month, the third project in the pipeline for launch in District 15  is the 99-year leasehold, Grand Dunman. The project by SingHaiyi Group will have 1,008 units and is scheduled for a roll-out sometime in 3Q223.

An owners’ sale, the two-storey house has a guide price of $4.2 million, and the property is on an approximately 2,770 sq ft plot, with a total built-up area of about 1,800 sq ft. The price translates to $1,516 psf on the land area.

The corner terraced house is located along Green Lane, which is bounded by Tanjong Katong Road and Lim Ah Woo Road. This entire landed estate comprises a mix of corner and inter-terrace houses along Pebble Lane, Gray Lane, Sandy Lane, and Green Lane.

According to the property listing, the subject property for sale is a two-storey house with three bedrooms and three bathrooms. The house is positioned in a North-South orientation and the site has a gross plot ratio of 1.4 based on the latest Master Plan. A benefit of the relatively spacious land size is the generous garden area beside the existing house.

Due to the original condition of the existing house, the Edmund Tie auction team recommends this as a redevelopment or addition & alteration (A&A) project for the new homeowner.

The property is about 300m from City Plaza and Kinex shopping malls in the Paya Lebar precinct. It is also about 500m from Tanjong Katong Complex and PLQ3, one of the three office towers in Paya Lebar Quarter (PLQ). PLQ also comprises PLQ Mall and the development is adjacent to Paya Lebar Square and Singapore Post Centre.

This proximity means that one of the nearest MRT stations is Paya Lebar MRT Interchange on the East-West and Circle Lines. The next closest MRT station from the property is Dakota Station on the Circle Line.

Primary schools within 1km of the house are Haig Girls School, Kong Hwa School and Tanjong Katong Primary School. Other primary schools in the vicinity include CHIJ (Katong) Primary, Geylang Methodist School (Primary), Maha Bodhi School and Tao Nan School. This neighbourhood of District 15 — the Geylang East subzone, according to the planning area — is bustling with buying activity due to the three new projects in the area. The latest to preview is The Continuum, an 816-unit condo by Hoi Hup Realty and Sunway Property on Thiam Siew Avenue less than 100m from the subject property.

Developers City Developments (CDL) and MCL Land launched the 638-unit Tembusu Grand along Jalan Tembusu on April 8. Buyers snapped up 340 units (53%) at an average price of $2,465 psf.

The area will next see the launch of the 1,008-unit Grand Dunman on Dunman Road. Developer SingHaiyi Group was awarded the 99-year leasehold site after submitting a top bid of $1.28 billion ($1,350 psf per plot ratio) in June last year.

Based on URA caveats, only three landed houses along Green Lane have changed hands in the past six years. The latest was a freehold inter-terrace house at 4B Green Lane which was sold for $2.25 million, translating to a land rate of $1,124 psf, in September 2019.

A semi-detached house at 10B Green Lane was sold for $6.8 million in June 2018, which translates to a land rate of $2,026 psf. Another semi-detached house at 7 Green Lane was also sold for $6.8 million in May 2017, or a land rate of $1,664 psf.

At the adjacent Sandy Lane, a freehold terraced house at 3D Sandy Lane was sold for $2.6 million in March 2020, translating to $1,313 psf on the land area.

[UPDATE] The Continuum: One condo, two freehold plots in District 15

SINGAPORE (EDGEPROP) - When Hoi Hup and Sunway Property paid $815 million for two strips of land on either side of Thiam Siew Avenue in November 2021, many wondered what the future development would look like. Formerly, 22 pre-war bungalows and semi-detached houses sat along the quiet street. Would the future high-rise blocks be linked across Thiam Siew Avenue by a Marina Bay Sands-like SkyPark, or would the developers buy the road and amalgamate the plots to create an extensive development on a single combined plot?

None of the above. Instead, architect Kingsley Ng, director of P&T Architects, designed three blocks with 408 units on each parallel plot. The North and South plots are designed as two standalone condos with their respective entrances, basement parking and amenities such as the clubhouse, swimming pool and gym. The entrance to the North plot will be from Tanjong Katong Road and to the South, Haig Road

An overhead bridge resembling the Henderson Waves pedestrian bridge will link the two plots. “It is going to be an iconic bridge in the Katong area that will link the two sites,” says Koon Wai Leong, director of Hoi Hup.

The facilities in the North and South plots are differentiated, from the drop-off area to the grounds designed by STX Landscape Architects. “Residents can enter the bridge from a ramp at the landscaped deck on the North plot and emerge at the clubhouse on the South plot,” says Koon. “They can enjoy the facilities on both sides.” 

After all, the two sides are part of a single development, the 816-unit The Continuum, a name inspired by the word’s dictionary definition. “Continuum describes something gradually and continually changing or evolving through time,” says Koon. 

The name reflects the key features of the development: The connection between the old and the new, the ground-floor landscaped gardens and the sky garden, and the North and South plots, he adds. It hints at the freehold tenure of the land too. “It can be a legacy for the home buyers’ next generation,” Koon says. The units come with flexible layouts. “This allows for slight modifications to transform the spaces for the next phase of life,” he adds. “It’s ideal for those who want to age in place.”

The two sites have a combined land area of 269,995 sq ft. The 22 pre-war houses were built in the 1930s by the late property magnate and hotelier Wee Thiam Siew, who held the properties for rental income. After his death in 1972, the properties at Thiam Siew Avenue went to his descendants. They were held primarily by two vehicles, Thiam Siew Avenue Investments and Wee Thiam Siew & Co. 

The sale of the properties at Thiam Siew Avenue for $815 million marked “the largest residential development site sold since July 2018,” comments Galven Tan, deputy managing director of investment sales and capital markets at Savills Singapore, who brokered the deal. “I had thought the developer would launch the project in two phases,” he says. “But it turned out better than what I had envisaged: It is effectively two developments, but residents benefit from the amenities of one mega-development.” 

On top of the purchase price for the site, Hoi Hup and Sunway paid an estimated $284 million in development charges and $39.3 million for a 7% bonus balcony space. The final price tag was over $1.138 billion, translating to a land rate of $1,440 psf per plot ratio.

Ken Low, managing partner of SRI, regards The Continuum as “the first private condo in Singapore developed on two separate plots”. While Thiam Siew Avenue will remain a public road, the developer has made it part of The Continuum, he notes. “Imagine driving through the street with trees and landscaping on either side and the sky bridge in the backdrop. The feeling will be very different from the rest of District 15. While intangible, such feelings help hold up a project’s resale value.” 

The joint developers have kept the road's name and selected one of the pre-war bungalows for conservation. “The name Thiam Siew will not be lost in history,” says Koon. 

The conserved bungalow-turned-clubhouse on the North plot will be named Thiam Siew House. The function room will be a grand dining hall with an Oriental-style round table. In contrast, the clubhouse on the South plot is a double-storey glass structure. The function room on the second floor will have a long table for Western-style dining with gourmet kitchen facilities.

“Over the years, we have seen how Hoi Hup has evolved from a developer of executive condos (ECs) with practical and functional units, to a developer of luxury projects, with Terra Hill and The Continuum,” says SRI’s Low. He sees the Signature and Prestige units, first introduced at Terra Hill and now at The Continuum, as “hallmarks of Hoi Hup” in its luxury projects. 

Hoi Hup’s Koon agrees. “We don’t do cookie-cutter units and projects but believe in innovating,” he says. The developer invested nearly $6 million in a double-storey sales gallery to showcase The Continuum. There is a main hall with a double-volume ceiling to showcase the scale model, two showflats on the first level showcasing the Signature units, and two showflats depicting the Prestige units on the second floor. There is also a generous lounge area with ample seating for prospective home buyers and agents. “The aesthetics and feel of the sales gallery will be reflected in the new development,” according to Koon.

The Continuum has a wide range of units. The Signature units are the typical one-bedroom-plus-study of 560 sq ft to four-bedroom units of up to 1,518 sq ft. The Prestige units are the three-bedroom-plus-study, four-bedroom-plus-utility and five-bedroom units, ranging from 1,227 to 2,282 sq ft. The Prestige units are larger than the typical units and have private lift access.

One-bedroom-plus-study accounts for just 68 units (8.3%) out of the 816 units, says PropNex’s Gafoor. Two-bedroom and two-bedroom-plus-study range from 647 to 722 sq ft and make up 306 units (37.5%). 

Meanwhile, three-bedroom to five-bedroom units make up 442 units at The Continuum. “That is 54% of the units,” says PropNex’s Gafoor. “The developer has right-sized the units for owner-occupiers.”

Prices of the Signature units at The Continuum start from $1.448 million ($2,586 psf) for a 560 sq ft one-bedroom-plus-study; $1.671 million ($2,583 psf) for a 647 sq ft two-bedroom; $1.82 million ($2,600 psf) for a 700 sq ft two-bedroom-plus-study; $2.3 million ($2,638 psf) for an 872 sq ft three-bedroom; $2.759 million ($2,588 psf) for a three-bedroom-plus-utility; and $3.207 million ($2,614 psf) for a 1,227 sq ft four-bedder. 

The Prestige Collection has prices starting from $3.32 million for the three-bedroom-plus-study; $4.57 million ($2,688 psf) for a 1,700 sq ft, four-bedroom-plus-utility; and $5.35 million ($2,808 psf) for a 1,905 sq ft, five-bedroom unit.  

Therefore, the starting prices for units at The Continuum are in the $2,500 to $2,600 psf range. “Generally, freehold projects command a 15% premium over leasehold projects in the same location,” says PropNex’s Gafoor. “A 15% discount from $2,500 to $2,600 psf is about $2,200 psf, below the average selling price achieved by recent launches of 99-year leasehold projects.” 

For instance, the 638-unit Tembusu Grand achieved a 53% take-up rate on launch weekend (April 8–9) at an average transacted price of $2,465 psf. The 298-unit Liv @ MB, located just off Mountbatten Road and launched in May 2022, is already 86% sold at an average price of $2,413 psf. Both are 99-year leasehold condos in District 15. 

“The starting prices of the three- and four-bedroom units at The Continuum present a value proposition for home buyers as there is less than a $100,000 price difference compared with new 99-year leasehold condos in District 15,” says Gafoor.

Prestige units will have private lift access, timber flooring in the bedrooms and marble flooring in the living and dining area. Master bathrooms will also be fully tiled with marble. All the units at The Continuum come with high-end specifications: Kitchen appliances from V-Zug, Samsung refrigerators and washer-dryers and bathroom fittings and accessories from Laufen, Gessi and Tece. 

All units will come with a built-in storeroom and a ceiling fan. The development targets a BCA Green Mark Platinum rating, the highest accolade in sustainability. “Even the two-bedroom units will have a storeroom, good-sized kitchen and living space,” says Koon. “While the traditional buyers of two-bedroom units are investors, we don’t want to forget the actual residents of the units.” 

Gafoor expects the average selling price to be above $2,700 psf, especially for the smaller units and those on the high floors. “If the developer can achieve a 35% take-up rate — above 285 units — it would be a credible performance because the development has more than 800 units,” he says. “We expect this development to have positive traction.”

Hoi Hup’s Koon agrees. “The sign of a good launch in 2023 will be sales in the 30% to 50% range on the opening weekend, with a steady take-up in 2024 and 2025,” he says. 

Prices of future projects are likely to be higher, given that land and construction costs have increased over the last three years. Efficiency has also been reduced by about 7%, notes SRI’s Low, with the harmonisation of strata area and gross floor area. He points to the tender for the government land sale (GLS) of the second site at Jalan Tembusu, which will close in July. The site is located opposite the upcoming Tembusu Grand, City Developments’ (CDL) 638-unit condo that was 53% sold at an average price of $2,465 psf at launch on the weekend of April 8-9. CDL had purchased the 99-year leasehold GLS site in January 2022 for $768 million, or $1,302 psf per plot ratio. Low estimates that the future selling price of the new development at the second site on Jalan Tembusu will likely be above $2,600 psf. (See potential condos with en bloc calculator)

Koon notes that the Continuum is “unlikely” to set benchmark prices in District 15. The 200-unit, freehold Meyer Mansion has already seen units surpass $3,000 psf, with a 484 sq ft one-bedroom sold for a high of $3,293 psf in September 2021. MeyerHouse hit a high of $2,800 psf for a 2,110 sq ft, fifth-floor three-bedroom unit. Meanwhile, Amber Park’s 4,392 sq ft penthouse achieved a top price of $13 million ($2,960 psf) in August 2021.

“The Continuum is the only new freehold project launch with a land area above 200,000 sq ft in District 15 in 2023,” says Lee Sze Teck, senior director of research, Huttons Asia. “The robust sales numbers for Tembusu Grand indicate pent-up demand for a large project.”

Marcus Chu, CEO of ERA Realty Network, observes that many home buyers see large freehold sites as “prized investments as they hold value over time”.

The condo blocks at The Continuum are a mix of 17 and 18 storeys. The roof terrace offers unblocked views of the surroundings — from the Singapore Sports Hub and the CBD to the west, says Hoi Hup’s Koon.

Within a 1km range are schools such as Haig Girls’ School, Kong Hwa School and Tanjong Katong Primary School. Nearby are also Chung Cheng High School, Dunman High School and Tao Nan School. “This is an area for families to settle down and stay for the long term,” notes Koon. “In District 15, many families have lived there for many years and do not want to move,” he continues. “So we have this catchment of home buyers looking to buy for the next generation.”

The Continuum sits near future growth areas, such as Paya Lebar Airbase, which is relocating in 2030. SRI's Low says the entire neighbourhood could see an uplift in plot ratios. Nearby, Geylang Lorong 4 to 22 will see the old residential blocks rezoned for commercial use and could benefit from enhanced plot ratios, too, reckons Low. The government could also release more sites around Paya Lebar Central. “These events will take place in the coming years and are likely to impact projects in District 15, like The Continuum, positively,” he adds.

Besides the neighbourhood's future growth, District 15 has an “aspirational element”, notes Hoi Hup’s Koon, seen primarily in prime Districts 9 and 10.

Indeed, “after the Core Central Region, which includes Districts 9 and 10, District 15 is the most sought-after residential address,” ERA’s Chu adds. “The main appeal is the East Coast lifestyle – heritage, food, the sun and the sea. And best of all, District 15 is near the city and Changi Airport.”

因此,The Continuum的单位起价在2500至2600元/平方英尺之间。PropNex的Gafoor说:"一般来说,永久地契项目比同一地点的非永久地契项目要高出15%"。"从每平方英尺2500元到2600元,15%的折扣约为每平方英尺2200元,低于最近推出的99年地契项目的平均售价。"

SINGAPORE (EDGEPROP) - The owners of a 26-unit walk-up development at 52 to 62H Tanjong Katong Road have relaunched the property for tender at a guide price of $63 million. 

The four-storey development was first put up for collective sale at an indicative price of $65.5 million in July last year. At the time, it received several offers below the asking price, says sole marketing agency Huttons Asia.

The site has a land area of about 32,397 ft. It is zoned for residential use with an allowable gross plot ratio of 1.4 under the 2019 Master Plan. Based on this, it has the potential to yield approximately 45,356 ft of gross floor area upon redevelopment. The new development could potentially have 49 residential apartments with an average size of 915 sq ft.

The guide price translates to a land rate of $1,401 psf per plot ratio (psf ppr), including an estimated land betterment charge of approximately $530,000. The land rate could be lowered to $1,375 psf ppr after factoring in a 7% bonus balcony gross floor area. 

“Tanjong Katong has always been a choice location for buyers looking to purchase their new homes in District 15. We expect that there would be keen interest from several developers in view of the buoyant and brisk sale of Tembusu Grand, which bodes well for the collective sale of this 9,999-year Tanjong Katong site,” says Terence Lian, head of investment sales at Huttons Asia.

Tembusu Grand, the 638-unit condo by City Developments and MCL Land, is located on Jalan Tembusu, just off Tanjong Katong Road. The project saw 53% of units sold at an average price of $2,456 psf during its launch weekend on April 8 and 9.

52 to 62H Tanjong Katong Road is a 10-minute drive away from the CBD as well as a 500m walk from Paya Lebar MRT Station. Surrounding amenities include shopping malls such as PLQ mall, i12 and Parkway Parade. Furthermore, recreational facilities such as the Singapore Sports Hub and East Coast Park are also nearby, along with F&B and cafe offerings in the Katong and Joo Chiat areas.

“We believe that it will be popular with both professionals and young couples who are looking for abundant convenience, as it is just five stops to City Hall Interchange and within a stone’s throw to Paya Lebar Commercial Hub, where there is a great mix of retail, F&B and recreational offerings,” Angela Lim, deputy head of investment sales at Huttons Asia, says. (Find Singapore commercial properties with our commercial directory)

SINGAPORE (EDGEPROP) - Joint venture partners City Developments Ltd (CDL) and MCL Land launched their third project, Tembusu Grand, on April 8. Having moved 340 out of 638 units, the take-up rate of the project on Jalan Tembusu, just off Tanjong Katong Road, was 53.3%. Units were sold at an average price of $2,465 psf.

According to the developers, Singaporeans comprised 90% of the buyers, while Permanent Residents (PRs) and foreigners accounted for the remaining 10%. Foreigners included those from China, Malaysia and the US.

Unit sizes at Tembusu Grand range from 527 sq ft for a one-bedroom plus study to 1,711 sq ft for a five-bedroom, with two penthouses of 2,691 sq ft each. Apartments were priced from $1.248 million for a one-bedroom plus study, $1.548 million for a two-bedroom (667 sq ft), $2.278 million for a three-bedroom (990 sq ft), $3.288 million for a four-bedroom (1,432 sq ft) and $4.028 million for a five-bedroom unit (2,691 sq ft).

With first-day sales above 50%, Tembusu Grand is "the best-selling project in the Rest of Central Region (RCR) to date", says Mark Yip, CEO of Huttons Asia.

Slightly above 70% of the units sold were the one-bedroom-plus-study, two-bedroom and two-bedroom-plus-study types. "By and large, most of the buyers of such units were investors, although some were buying their first home," says Ismail Gafoor, CEO of PropNex.

The three- and three-bedroom-plus-study were equally popular, with more than 80 units sold yesterday. Three-, four- and five-bedrooms accounted for nearly 100 units or almost 30% of the units sold, according to Gafoor. "This proves that a rightly priced development will still gain traction with investors and upgraders, even in the current climate of uncertainty," he adds. 

The last time there was a sizeable project launch in the vicinity was the 360-unit Haig Court in 2004, says Huttons’ Yip. "Hence, besides the desire to live in District 15 and the Katong area, pent-up demand could be another factor behind the strong sales."

A significant number of buyers were those in their 30s, observes Marcus Chu, CEO of ERA Realty Network. Tembusu Grand is within 1km of schools such as Tanjong Katong Primary School, Haig Girls' School and Kong Hwa School. Other popular schools within a 2km range include Tao Nan School, Tanjong Katong Girls' School and Chung Cheng High School (Main).

Besides families, the location is popular with investors as it's within an eight-minute walk to the upcoming Tanjong Katong MRT station on the Thomson-East Coast Line and a short drive to the CBD, Marina Bay financial district and Changi Airport via major expressways such as the East Coast Park Expressway, Pan-Island Expressway and Kallang-Paya Lebar Expressway, adds Chu. 

Ken Low, managing partner of SRI, attributes Tembusu Grand's average sale price of $2,465 psf to "the strong track record and popularity of the District 15 neighbourhood". There was also "pent-up demand" due to the lack of launches last year, he adds. 

Tembusu Grand marked CDL and MCL’s first launch of 2023. “The robust response for Tembusu Grand reflects a strong demand for well-designed homes in this sought-after locale and vibrant neighbourhood with hip cafes, trendy shops and many dining options and amenities,” says Sherman Kwek, CDL group CEO.

The last two project launches by CDL and MCL - Piccadilly Grand and Copen Grand - also achieved strong results on their first day, note Huttons’ Yip.

The 407-unit Piccadilly Grand at Farrer Park was 77% sold at launch last May and is 88.2% sold to date at an average price of $2,130 psf. The 639-unit executive condo Copen Grand at Tengah Garden Walk was 73% sold at launch last October and fully sold the following month at an average price of $1,334 psf. “Tembusu Grand marks another successful collaboration between MCL Land and CDL, and we certainly look forward to future collaborations,” says Rob Garman, MCL Land CEO.

According to Huttons' Yip, unsold residential inventory stands at 16,152 units. "With below-average completion of new homes from 2024, this bodes well for upcoming launches in 2023 and those looking for a property this year," he adds.

The sales results at Tembusu Grand shows “buyer confidence in bigger developments", according to PropNex's Gafoor. "To sell 53% of a 638-unit development is very positive news," he says. "It will have a positive impact on Blossoms by the Park and The Continuum, which will be launched in the coming weeks."
