999-year leasehold buildings at Hillview Terrace on sale by tender for $106 mil

SINGAPORE (EDGEPROP) - A group of buildings at 32-38D Hillview Terrace are up for sale by tender. The owners of these properties have come together for the joint sale of their properties which comprise 14 contiguous terrace factories.
The terrace factories sit on a combined land area of 70,302 sq ft. The indicative price for the enbloc sale is $106 million. Colliers is the appointed marketing agent for this enbloc. (See potential condos with en bloc calculator)
Under the 2019 Master Plan, the plots are zoned Residential with an allowable gross plot ratio of 1.62. The sites were also zoned for residential development in the preceding two Master Plans in 2014 and 2008.

The 999-year leasehold sites are in the Hillview estate and are accessible by Bukit Batok Road and Upper Bukit Timah Road, as well as the Pan-Island Expressway. Nearby MRT stations are Bukit Batok and Bukit Gombak on the North-South Line.
The sites are also close to several parks and nature spots such as Bukit Batok Nature Park, Little Guilin, and Bukit Timah Nature Reserve via the Park Connector Network in the area. Neighbourhood amenities offer dining, retail, and entertainment options at shopping malls such as Hillv2 and West Mall.
Keming Primary School, Lianhua Primary School, and Bukit View Primary School are all within 1km of the site.
The joint sale tender for 32-38D Hillview Terrace will close on Nov 9.
