Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp.
The following insights are compiled from EdgeProp Buddy, URA Realis and data.gov.sg, downloaded as of July 1.
Topping the list of most expensive condo units in the past two weeks was a fourth-storey unit at Hilltops along Cairnhill Circle in District 9. The apartment was sold for nearly $8.09 million or $3,400 psf.

Nearby, several apartments in the Draycott enclave also made the list, including one at Draycott Eight that went for $7.5 million and two at The Draycott that changed hands for $7.1 million and $5.65 million.
In terms of transaction volumes for new launch condos, Coastal Cabana was in the lead with five deals during the past fortnight, while Terra Hill and Hudson Place Residences logged four and three, respectively.
In the rental market within the Rest of Central Region (RCR) or city fringe, the most popular condo among tenants was Tembusu Grand, with 58 rental deals signed for May 2026.
Normanton Park was a close second with 51 rental contracts, while Amber Park saw 31.
Activity in the resale condo market maintained its momentum with five transactions at The Florence Residences, as well as three each at Rivercove Residences, Botanique At Bartley, River Isles, and The Residences at W Singapore Sentosa Cove.
As for the most searched new launch and resale condos for sale on EdgeProp Singapore, prospective buyers browsed projects including Tengah Garden Residences, Newport Residences, Rivelle Tampines, Reflections At Keppel Bay, Clavon, Lentor Modern, and Stirling Residences.
Meanwhile, search volumes for condos up for rent were concentrated in projects such as Parc Clematis, Avila Gardens, Skies Miltonia, The Brownstone and The Tropica.

Among the highest rents for condo units in the Outside Central Region (OCR) or suburbs, a Kensington Park Condominium home took pole position as it is fetching $10,000 or $2.74 psf per month.
Units at The Summit and Bayshore Park commanded monthly rents of $9,500 and $9,200, respectively.
When it comes to Singapore's landed properties, a house along Tan Sim Boh Road was transacted at $25 million or $2,439 psf in late June, making it the highest-priced deal in the last 14 days, going by caveats lodged.
A landed home on Watten Estate Road fetched $18 million, while another property on Dunsfold Drive raked in $10.45 million.
In the Binjai Park Good Class Bungalow (GCB) area, a landed home is being rented for a whopping $62,500 per month, starting from May. That works out to $6.76 psf per month.
Other houses with the highest rents in the RCR include a property on Blair Road that is being leased for $15,000 per month, and one along Westlake Avenue bringing in $14,500 per month.
The public housing market's biggest resale deals over the fortnight in review included a HDB flat at Block 79 Dawson Road, which was purchased for $1.55 million.

Following closely was a HDB resale flat at 1D Cantonment Road that fetched $1.54 million. And in Clementi, a unit on the 34th to 36th storeys changed hands for $1.52 million.
In the rental market for HDB flats, the highest rent was $6,150 per month for a five-room unit on Teck Whye Lane.
A four-room flat on Cantonment Road is being leased out for $5,550 per month, while a five-room unit in the Ghim Moh area is bringing in $5,300 per month.
