"Stayed here from 2017-2020 (2.5 years), a few things to note: 1) security is quite bad. Most of the time you get someone else tailgating you as there is no security guard. Since it is geylang u wouldn't want any trouble by asking the tailgating person for valid reason to be following you in. 2) swimming pool deck is always busy. Unless it is odd hours, you will always almost find yourself to not be able to swim as it is fully occupied - this was before CB period 3) unreasonable landlords. As this is one of the few most affordable condos in Singapore, it is largely made up of tenants. Most landlords do not stay here. Example of unreasonableness include: - on moving out day, my landlord charged me on barely visible scratched table. It doesn't make sense since after I paid $50 for the scratch you are not doing anything to the table anyway. So you will be charging same thing again to the next tenant. - creaking cupboards (like seriously I don't even know this can be charged $10 per creaking hinge) - missing curtain hook (I had no idea the hook disappeared) but I was charged $20 per hook Generally, on moving out day, always expect to not get 100% of your deposit back here. The term "natural wear and tear" of fixtures and fittings in the contracts doesn't mean anything here and agents are not there to protect you but rather the landlords. So always expect to spend $100-$500 on checkout day. One more thing, if you are using house agents here, always remember that they are the friendliest when the money is not with them. Once it is on their hands, they can chose to ignore you. I vividly remembered by aircon started leaking 1 month into my contract and I asked for a solution but he ignored my messages thereafter. I had to fork out my own cash to repair the aircon."

"A small single block condo project located in District 14. Well placed with transport connectivity via MRT (Aljunied MRT on East West Line) and many buses that ply the Sims Avenue and Geylang Road. All or most of the units are loft unit. Swimming pool is on level 4."

"Very clean and comfortable for 2 adults and 2 children. The pool was appreciated by the kids! The location was close to bus stops and two MRT stations and many places to eat. As earlier reviews state it is in the middle of the red light district, but even so we never felt unsafe in the area."
