"Very very rude unprofessional management, manager is very pompous and will talk down on you. Got our car clamped with a misunderstanding and doesnt want to reason with us, when ask to meet, he immediately kups call after insulting us. Die die only want accept cash (shady much) even though we said we dont carry cash and offered to paynow. Manager claims is inefficient and demands cash (doesnt make sense) dont ever park your car here, which Im not the first to say apparently LOL Edit: oh and theyll still make you pay full price for the parking despite knowing they have dragged it on and wasted your time, very nice."

"Thinking of renting a apartment at The Luxe If you must stay here - here's some advice before signing on the dotted line : 1. Use a Real Estate Agent and have your agent read the comments below. 2. Go thru the Tenancy Agreement with meticulous attention to detail as what's agreed verbally may not be written contractually. One example : A agreed three month tenancy was increased to six months in the Tenancy Agreement without this tenants knowledge! I had mutually agreed with Mr Patrick Lam of JBE Holdings to a three month tenancy with a monthly extension option and moved in. However JBE Holdings took forever to draw up the Tenancy Agreement. After more then a month passed, finally they indicate the contract was ready for signing. There was no mention of the change of tenure from three to six months neither was I informed they had forward dated the tenancy to commence only in February, 2020! Truthfully I had forgotten all about the contract by then and had just arrived in a remote country. I was warned by JBE Holdings of stiff penalties should I delay signing when I indicated it was impossible to download anything to sign then. Assuming the agreement was a standard three month contract, I instructed someone to print my signature in my absence. It was too late when I noticed I was effectively tied to a 8 month contract. I questioned Mr Lam whom scoffed and acused me of pretending to be naive. He has taught me a very expensive lesson. Never deal directly with JBE Holdings and insist on the services of a real estate agent. 2. Ensure each defect is acknowledged by and counter signed by JBE before moving in. Do not overlook minor details for you may be charged a major amount after. Some bizzare examples to look out for below: a. Check every power switch in the apartment. This building TOP'd in 2008 and has installed 'Merten' switches. Each switch has a integrated red led light which illuminates to indicate when power is switched on. Check each switch in every room (including all those above the stove) to check if they illuminate. Should these red led lights fuse during your tenancy (and they will) - you will undoubtedly fuse when forced to pay for replacements. As there is no switch with a red function light found anywhere in Singapore, you are liable to pay for the costly import of replacements found in some third world country. Nothing in the Tenancy Agreement stipulates this but JBE Holdings don't care. They have your deposit to forfeit anyways! b) If your kitchen come's with drawer liners, and there is a liner missing, you will pay for each missing liner at the end of your tenancy. c) Should you find a tiny pin hole in your cutlery tray (like I did) JBE Holdings will charge you for a replacement tray. d) It's $150 for two screws that secure the toilet seat to the WC. Something to mull about while on the potty. e) If the clear plastic shower door 'U' chanel shows signs of wear or tear after your tenancy, that's chargeable too. f)Most apartments have un dry cleanable plastic blinds thru out the apartment. The proper way to clean them is with a damp cloth and warm sudsy water but you will still be charged $350.00 for their dry cleaning. As for me with no way out, Mr Lam agreed I find a sub tenant. This was hard Covid - 19 times. I found a sub tenant (whom paid much less rental) and made up the short fall. However, as in pandemic sittuations do, the sub tenant chose to return back to his country after only a month. I chose to pay six months of rent and served notice. On the day notice was given, a unauthorised entry into the vacant apartment caused substantial mischief before handover thus affecting the refund of my deposit. Whomever gained entry into the unit, exchanged the aircon remote with a broken one, damaged the fridge's freezer panel and choked the water pump. Mr Lam refused to investigate the entry logs to the main door transponder but insisted I was responsible for the damages. I am expecting a legal suit for the remaining two months rental. Such is the lifestyle of a big bully."
