The Assembly Place partners S11 on community-driven workers’ dormitory concept

Just over a month after its debut on the Catalist Board of the Singapore Exchange, co-living operator The Assembly Place (TAP) has signed a joint venture agreement with workers' dormitory S11 Group to operate Singapore’s first community-driven migrant worker dormitory.
Under the agreement, TAP will hold a 60% stake in the joint venture, while S11 Group's subsidiary, S11 Granuity Management, will hold the remaining 40%.

The migrant workers' dormitory will be located at Seletar North Link, in Block 6 of Pulau Punggol Timor (PPT) Lodge 1B, which currently has a capacity of 14,000 beds. PPT Lodge 1B is owned and operated by S11.
The new dormitory at Block 6, operated jointly with TAP, will also be owned by S11. It will offer a structured welfare management system bolstered by tech-enabled operations, alongside purpose-driven programmes and activities to strengthen social cohesion.
Jonathan Cheah, founder of S11 Group, says he is confident that introducing TAP's commercial and community management capabilities will "further improve the welfare of residents and bring operational excellence to a new level”. S11 was incorporated in 2013 and today, operates two purpose-built workers' dormitories, notably Changi Lodge 2 and PPT Lodge 1B, with a combined capacity of 18,000 residents.

The migrant workers' dormitory will be operated under TAP's latest and seventh brand, Habitat. TAP currently manages over 3,000 keys across 100 properties across Singapore. It spans residential co-living, hotels and serviced apartments, student accommodation, accommodation for foreign healthcare professionals, and even inter-generational co-living. It will now include migrant workers' dormitories.
