The sale of a three-bedder at Belmond Green topped the list of condo transactions that set new psf-price highs during the period of Dec 9 to Dec 30, 2025. The 1,335 sq ft unit on the ninth floor changed hands for $3.75 million on Dec 12, 2025, translating to $2,810 psf.
This is the first time a unit at Belmond Green has transacted above $2,800 psf. It surpasses the condo’s previous high of $2,779 psf, which was set in March 2025, when a 1,313 sq ft, three-bedroom apartment fetched $3.65 million. In terms of absolute price, the highest-price transaction at the development belongs to a 1,550 sq ft, four-bedroom unit that sold for $3.95 million, or $2,548 psf, in May 2024.

In 2025, the condo saw seven resale transactions with prices averaging $2,683 psf. This is marginally above the $2,634 psf average price across five resale transactions in the preceding year.

Situated along Balmoral Road in District 10, the 211-unit Belmond Green was completed in 2004. The freehold condo features five 12-storey blocks housing two- to four-bedroom apartments and penthouses. These units range from 958 sq ft for a two-bedder to 2,530 sq ft for a four-bedroom penthouse. Belmond Green is within walking distance to Stevens MRT Station (Downtown Line and Thomson-East Coast Line) and Newton MRT Station (Downtown Line and North-South Line).
Chuan Park is another condo that saw its highest psf-price during the period in review. A 700 sq ft, two-bedroom unit on the 21st floor at the development was sold by the developer for $1.954 million, or $2,793 psf, on Dec 9, 2025.
Another two-bedroom unit measuring 700 sq ft fetched $1.945 million ($2,787 psf) just a day later, on Dec 10, 2025, representing the second-highest psf-price transacted to date at the condo. Before the December deals, the previous high at Chuan Park stood at $2,785 psf, which came from the sale of a 723 sq ft, two-bedder for $2.039 million in February 2025.

Chuan Park is a 99-year leasehold condo currently under construction along Lorong Chuan in Serangoon. It has 916 units, spread across three 22-storey and two 19-storey-high towers. The development offers two- to five-bedroom units starting from 700 sq ft to 1550 sq ft.
The development was launched for sale in November 2024, with the developer moving 76% of the 916 units at an average psf price of $2,579 psf during the launch weekend. Based on caveats lodged as of Jan 7, Chuan Park has achieved a take-up rate of about 89% with an average price of $2,589 psf. Last year, the condo shifted 89 units at a mean price of $2,634 psf.
Situated next to Lorong Chuan MRT Station on the Circle Line, the development is one stop away from Serangoon MRT Station, which is connected to the Nex shopping centre. The condo is also within 1km of Nanyang Junior College and St Gabriel’s Primary School.

Meanwhile, Sanctuary@Newton saw its lowest psf-price to date when a 1,249 sq ft, four-bedder on the 15th floor was sold by the developer for $3.19 million, or $2,553 psf, on Dec 19, 2025. Prior to that, the boutique condo’s psf-price low was from the sale of a 1,055 sq ft, three-bedroom unit for $2.712 million ($2,571 psf) in July 2023.
Situated in prime District 11, Sanctuary@Newton is a freehold 38-unit condo along Surrey Road in Novena. It has two- to four-bedroom units measuring 775 sq ft to 1,249 sq ft within a 15-storey block.
Amenities nearby include United Square shopping mall and Goldhill Plaza. The condo is also within walking distance of Newton MRT Station on the Downtown and North-South Lines, and Novena MRT Station on the North-South Line.
