A 732 sq ft, two bedroom unit at Auralis on East Coast Road has been listed on TheEdgeProperty.com at $990,000 or $1,352 psf.

Based on caveat record released by URA, the last transaction at Auralis was in March 2012 when a 732 sq ft unit was transacted at $1.03 million or $1,409 psf. In October 2011, another 732 sq ft unit was sold at $1.05 million or $1,432 psf.

Auralis is a freehold apartment in Bedok. Completed in 2013, the 56 unit development is within a 1km radius from popular schools such as Tao Nan School, Ngee Ann Primary School and CHIJ (Katong) Primary.

There were five rental contracts for 700 to 800 sq ft units at Auralis in 2016. Monthly rents averaged $2,560 or $3.40 psf. Based on the listing price of $990,000, the average rent translates into a potential gross rental yield of 3.1%.
