Combined duplex penthouse at The Quinn on the market for $3.5 mil

SINGAPORE (EDGEPROP) - A combined penthouse apartment at The Quinn, located along Bartley Road in District 19, is on the market for $3.5 million. According to the property listing, two duplex penthouse units have been amalgamated into the 3,240 sq ft penthouse. This means the asking price translates to $1,080 psf on the floor area.
The amalgamated penthouse unit is listed for sale by private treaty by JLL. According to the listing, the unit now comprises six bedrooms, two study rooms and three bathrooms. The unit also features a balcony on the first floor and an attached balcony beside the master bedroom on the second floor.
The listing states that since two units have been combined, an additional buyer’s stamp duty will likely be applicable to the sale of the second unit.

The Quinn was completed in 2016 and comprises 139 units. There are four residential blocks that are each five storeys tall. Typical units and penthouse units comprise one to four bedrooms, and each unit measures 484 sq ft to 1,744 sq ft.

Based on URA caveats, the top transactions at The Quinn are from penthouse unit sales. The most expensive was for a 1,744 sq ft, four-bedroom unit, which changed hands for $2.33 million ($1,320 psf) in September 2013. Another similar-sized penthouse unit sold for $2.3 million ($1,320 psf) in May 2014.
The most recent penthouse unit sale at The Quinn was four years ago, when a 1,593 sq ft, three-bedroom unit sold for $2.22 million ($1,394 psf) in June 2016. Over the past two years, there have been three resale transactions at the development. On July 1 this year, a 786 sq ft, two-bedroom unit sold for $1.16 million ($1,476 psf).
The development is in proximity to three MRT stations, namely Bartley Station on the Circle Line, Woodleigh Station on the North-East Line, and Serangoon MRT Station on the North-East and Circle Lines. It also boasts good connectivity, given its proximity to Bartley Road and Upper Serangoon Road.
The Quinn is located close to several schools in the area, including Maris Stella High School and St Gabriel’s Secondary School. It is also next to the upcoming Bidadari HDB estate, and near shopping malls such as NEX mall in Serangoon Central and the upcoming Woodleigh Mall, which is expected to be completed in 2022.
