Courage over comfort: How Nicole Lim inspires women to take control of their income

For Nicole Lim, the decision to enter real estate was driven not just by passion, but also simple maths.
Fresh out of NUS with an honours degree in Economics in 2002, Lim began her career in the civil service at the Singapore Land Authority. When she received her first pay increment —
a mere $60, typical for that time — she did what economists are trained to do: she ran the numbers. Even if her annual salary were to double, five years of work would give her only $150,000 in savings after deducting living expenses.
“It hit me,” Lim recalls. “Even after five years, I would be nowhere near financial freedom or be able to afford to fund the dreams I had.”

It wasn’t just about having cash for the finer things in life. Lim, a natural people-person, values community and connection with others — qualities that her former desk-bound role did not offer. Her mother had also suffered a substantial loss in private property, which Lim attributes to a lack of market knowledge. “Besides autonomy over how much I could earn, I also wish to help people, especially those like my mother, navigate their real estate journeys,” she shares.
In 2003, Lim made the switch to real estate with a clear rule for herself. She would give it one year and give it everything. “I didn’t want to look back and wonder if I could have done better,” she says.
Six months in, even while still learning the ropes, Lim earned in property sales what she had previously made in a full year as an employee. She has been one of ERA‘s top producers every year since then. Today, she leads a team of about 150 agents, and is also ERA’s top trainer. “The bigger achievement was proving to myself that effort and skill could directly change my outcomes, and inspire others to do the same.”

Building a strong foundation

Lim’s approach to mentorship reflects that same clarity. “I focus on coaching, not dependency,” she explains. “I show my associates exactly how I build my business, step by step, so they can replicate it, adapt it, and eventually stand on their own.”
Fundamentals matter deeply to her. “A strong foundation is what allows people to sustain and grow in the long run,” she says. Lim cautions agents against relying blindly on systems without understanding the reasoning behind them. “If you don’t know the why and the how, you lose critical insights.”
Her team is trained to operate confidently on their own, while still benefitting from ongoing guidance. This creates what Lim describes as a scalable and sustainable model. “My associates grow into capable, self-sufficient agents. At the same time, I can continue expanding my business and mentoring more people. Everyone moves forward.”
While her mentorship is gender-agnostic, Lim has observed a distinct effect on women. “Female agents often gain confidence faster when they see another woman leading successfully,” she notes. “It feels more relatable. They can picture themselves doing it.”
That belief led her to support the ERA EmpowHER initiative. “Empowerment comes from action, not just intention,” Lim says. “Women thrive when they have clear goals, strong role models and a supportive community.”
For Lim, empowerment is built on skills, courage, and choosing growth over comfort. Her advice to young women is direct: “If you have the ambition to be your own boss, dare to take that first step. Don’t overthink and don’t let over-analysis hold you back.”
The opportunity cost of joining real estate is low, Lim asserts, especially for fresh graduates who have lower financial commitments and who can fall back on their qualifications. She concludes: “If you think you might have what it takes to succeed in sales and don’t try it while you’re young and energetic, then you’ll never know what you’re capable of.”
