SINGAPORE (EDGEPROP) - A two-storey detached house at Alnwick Road, located off Serangoon Garden Way in District 19, will be put up for auction by Singapore Realtors Inc (SRI) on July 20. An owner’s sale, the property has a guide price of $8.1 million, says Mok Sze Sze, SRI’s managing partner for auctions. This works out to $1,753 psf on the land area.
The two-storey house occupies a land area of 4,620 sq ft with a 999-year leasehold tenure. Part of the Serangoon Garden landed estate, the land originally housed a semi-detached property. The site changed hands in 2007 for $2.15 million ($465 psf), with the new owners demolishing the original house to build a new two-storey detached dwelling with an attic that was completed sometime in 2008.

The new home was designed by Aamer Architects, a Singapore-based architectural firm famous for designing numerous Good Class Bungalows and detached homes across the island. The house has a built-up area of approximately 5,500 sq ft and comes with a swimming pool. It has six bedrooms, a helper’s room, an entertainment room, and spacious living and dining areas. There is also a car porch that can accommodate three cars.

After its completion, the house owners occupied the property for nearly a decade before selling it in 2017. Based on caveats lodged, the home was sold for about $5.88 million, or $1,272 psf on the land area, in August of that year.

SRI’s Mok says the house has been renovated with a resort-style concept and is in move-in condition. Given its design, distinctive architectural features and proximity to amenities, she expects it to garner keen interest from prospective buyers. “The property is conveniently located just a minute’s walk to Chomp Chomp Food Centre and Serangoon Garden Market. Many eateries, cafes and amenities are within walking distance.”

In addition, she believes the property will appeal to families, given that there are a number of reputable schools within a 1km radius, such as CHIJ Our Lady of Good Counsel on Burghley Road, Rosyth School on Serangoon North Avenue 4 and Zhonghua Primary School on Serangoon Avenue 4.

The most recent transaction recorded along Alnwick Road is the sale of a semidetached home with a land area of 4,705 sq ft for $5.5 million ($1,169 psf on the land area) in July 2022. Before that, a detached house occupying a land area of 4,731 sq ft was sold for $8.09 million ($1,710 psf) in December 2021.
