A 2 1/2 storey freehold detached home along Lily Avenue, off Sixth Avenue and Bukit Timah Road in District 10, will be put up for auction on Feb 26 at a guide price of $8.9 million ($1,860 psf). This is an owner’s auction, according to property consultancy Edmund Tie, which is handling the sale.
The detached house is located on elevated ground overlooking the greenery of the park connector. This allows the house to have good airflow throughout, says Joy Tan, head of auction and sales at Edmund Tie. Furthermore, it is also located in a cul-de-sac, offering privacy to its residents, she adds.

The residence comprises five bedrooms, a study room, a utility room and a swimming pool. Adding to that is a spacious driveway, which fits four to five cars. Meanwhile, the attic level of the property features a “unique pitched roof while one of the bedrooms also has a loft area which allows for added usable space, Tan notes.

The property is within the vicinity of schools like Hwa Chong Institution, Raffles Girls Primary, Nanyang Girls High and Methodist Girls’ School Primary.

It is also a seven-minute walk to Sixth Avenue MRT Station on the Downtown Line and a five-minute drive to the amenities and eateries located at The Grand Stand. Beauty World Plaza and Bukit Timah Centre are also within a ten-minute drive. Finally, the residence is also accessible to other shops and F & B options available along Bukit Timah Road.
According to caveats lodged with URA, the property was purchased for $7 million in March 2010. Tan is expecting the house to attract investors looking for a freehold landed property in District 10, or buyers who are looking to reside in the property itself.
