A four-bedroom duplex penthouse at Lincoln Suites will be on the block at SRI’s upcoming auction on Dec 17. The 29th-floor unit spans 3,746 sq ft and has a guide price of $6.5 million, which translates to $1,735 psf.
A mortgagee sale, this will be the property’s second time at auction. It was first listed at SRI’s November auction with a higher guide price of $6.8 million, but did not find a buyer.
The duplex unit, which is served by a private lift, features a living and dining area, a family room, wet and dry kitchens, an en suite junior master bedroom, two additional bedrooms and a powder room on the lower floor. The upper floor features the master bedroom along with a spa area, private pool and roof terrace. Based on URA caveats, the property last changed hands for $5.85 million ($1,562 psf) in June 2021.

Completed in 2014, Lincoln Suites is a freehold condo located along Khiang Guan Avenue, off Lincoln Road and Newton Road in prime District 11. It comprises a pair of 30-storey towers housing 175 units. These include a mix of one- to four-bedroom apartments with sizes ranging from 463 to 3,143 sq ft, as well as three duplex penthouse units ranging from 3,746 to 5,597 sq ft.
Eric Liew, manager of auction and sales at SRI, anticipates the penthouse going up for auction to garner interest from medium-sized families looking to upgrade to a larger home. “Demand in the Novena area is generally quite strong, and this development’s location directly in front of United Square makes it especially convenient,” he adds.

As of Dec 8, a total of five units at Lincoln Suites have changed hands so far this year. The latest transaction took place on Oct 8 when a 1,109 sq ft three-bedroom unit transacted for $2.58 million ($2,327 psf). On Aug 12, a 1,119 sq ft three-bedder at the development sold for $2.65 million ($2,367 psf), while a four-bedroom unit measuring 3,143 sq ft fetched $5.56 million ($1,769 psf) on July 9.
The development is near Novena MRT Station on the North–South Line and is close to several other shopping malls, such as Goldhill Plaza, Velocity @ Novena Square and Square 2. It is also within 1km of various primary schools, including Anglo-Chinese School (Junior), Anglo-Chinese School (Primary), Farrer Park Primary School and St Joseph’s Institution Junior.
