FoundOnEdgeProp: Freehold landed homes below $3.7 million

SINGAPORE (EDGEPROP) - Our previous article highlighted several listings for leasehold landed homes with asking prices under $2.5 million. In this article, we shift our focus to freehold landed homes listed on EdgeProp, which have asking prices below $3.7 million.

Stay in District 15 for under $3.4 million

In District 15, there are three listings for Opera Estate with asking prices below $3.4 million. Two of the listings are for the same freehold terraced property along Jalan Bangsawan, featuring four bedrooms and a built-up area of 1,200 sq ft. The property has an asking price of $3.2 million.
FH Landed Opera Estate - EDGEPROP SINGAPORE
Parents will appreciate the proximity to a park and being within a 1km radius of two primary schools, namely Opera Estate Primary School and St. Stephen's School.

Other nearby amenities include Bedok Mall and Bedok Interchange Hawker Centre. However, there are no MRT stations within walking distance of Jalan Bangsawan, as the nearest one - Bedok MRT Station - is almost 800m away.

The third listing for Opera Estate is also a freehold terraced house but has a higher asking price of $3.33 million. It is located along Fidelio Street and features three bedrooms and a built-up area of 1,389 sq ft.
Living area - EDGEPROP SINGAPORE
The property is closer to St. Stephen's School compared to the other listings in Opera Estate, but it is further from Opera Estate Primary School. Additionally, it is not within walking distance of any MRT station. Although Kembangan MRT Station is the nearest station, it is approximately 1km away.

The average resale price for landed homes in Opera Estate closely follows the average price for freehold terraced homes in District 15 and freehold condos in the same district.
Freehold landed homes in Opera Estate have an average resale price of $1,819 psf, which is lower than the average price of terraced homes in District 15 ($2,217 psf) but higher than that of freehold condos in the same district ($1,717 psf). However, the price growth for landed homes in Opera Estate (33%) trails behind the growth of their counterparts (50%) and freehold condos (40%) in the same district.

Sennett Estate is near several schools

At the time of writing, there were two listings for Sennett Estate in District 13. Both listings are for freehold terraced homes along Mulberry Avenue in Sennett Estate. One of the listings has an asking price of $3.45 million, while the other listing has an asking price of almost $3.69 million.

The property with the lower asking price has six bedrooms, a built-up area of 2,393 sq ft, and a land area of 1,500 sq ft. On the other hand, the property with the higher asking price has four bedrooms, a smaller built-up area of 1,819 sq ft, but a larger land area of 1,705 sq ft.

The nearest MRT station to Mulberry Avenue is Potong Pasir MRT Station, but it is not within a comfortable walking distance. However, the Pan Island Expressway and Kallang Paya Lebar Expressway are a short drive away.
Mulberry Avenue is located near several schools, including Canossa Catholic Primary School, Cedar Primary School, St. Margaret's Primary School, and Cedar Girls' Secondary School. Other nearby amenities include The Poiz Centre, Broadway Food Centre, and The Woodleigh Mall.

The average price for freehold landed homes in Sennett Estate has grown by 47% since 2014, reaching the current average of $1,847 psf. Terraced homes in Singapore have experienced a similar growth rate (43%) over the same duration, resulting in the current average price of $1,942 psf. However, the average price for terraced homes in District 13 has grown at a faster pace of 62%, reaching the current average price of $1,964 psf.

Freehold landed property in District 11 available for $3.6 million

Districts 9, 10, and 11 are the prime residential districts of Singapore. Owning a freehold landed home in any of these districts is often considered a status symbol.
At the time of writing, there are two listings for the same corner semi-detached home in Barker Ville, located along Barker Road in District 11. The strata-titled landed property consists of five bedrooms and has an asking price of $3.6 million.

A major selling point of Barker Ville is its proximity to several reputable schools. It is located within a 1km radius of Singapore Chinese Girls' School (Primary and Secondary), St. Joseph's Institution, and Catholic Junior College.
Furthermore, Barker Ville is located beside Anglo-Chinese School (Primary) and Anglo-Chinese School (Barker Road). Parents should take note that Anglo-Chinese School (Primary) will be relocating to Tengah in 2030. However, Anglo-Chinese School (Junior) is expected to move from their current campus on Winstedt Road and commence operating from the Barker Road campus in 2039.

There have been no resale transactions for Barker Ville this year, so the latest sales data for the development is from last year. In 2022, the average price for Barker Ville was $924 psf, which is significantly lower than last year’s resale price of $1,720 psf for freehold semi-detached homes in District 11, as well as the average price of $1,577 psf for freehold semi-detached homes in Singapore.
This year, freehold semi-detached homes are fetching an average of $1,835 psf in District 11 and $1,610 psf in Singapore.
