Four-bedder at The Grange sets price high of $3,259 psf

Topping the list of condos that scored new psf-price highs from March 22 to 31 is The Grange, a freehold development along Grange Garden in prime District 10. A 2,282 sq ft, four-bedroom unit on the 15th floor changed hands for $7.44 million on March 30, setting a new price peak of $3,259 psf for the condo.

This marks the second transaction at the development that has crossed the $3,000 psf threshold to date. The other transaction, which held the previous psf-price record high, belongs to a similar four-bedder that was sold for $7.2 million ($3,155 psf) in July 2023.
Completed in 2008, The Grange is a 95-unit development comprising two residential blocks, housing a mix of three- to four-bedroom units measuring 1,744 to 2,271 sq ft. The condo is close to Orchard MRT Station on the North-South and Thomson-East Coast lines. It is also within walking distance of dining and retail options at Tanglin Mall and Tanglin Place.

The latest deal marks the first transaction to take place at the development this year. Based on lodged caveats, The Grange saw three transactions in 2025 at an average price of $2,787 psf.
Another freehold condo, The Meyerise, came in second on the list for the period in review. It saw a new high of $2,918 psf with the sale of a 1,302 sq ft, three-bedroom unit on the 26th floor for $3.8 million on March 27.

The new record is 4.3% higher than the project’s previous high of $2,799 psf. The former record was established just two weeks earlier on March 13, when a 872 sq ft two-bedder on the 27th floor was sold for $2.44 million.
By absolute price, the most expensive unit at the development to date is a 5,490 sq ft, duplex penthouse that was transacted for $14 million ($2,550 psf) in May 2018.
Completed in 2015, The Meyerise is a 239-unit development located on Meyer Road in District 15. The condo features a pair of 31-storey residential towers with two- and three-bedroom units, ranging between 872 and 1,313 sq ft. There are also four-bedroom units spanning 1,819 to 2,056 sq ft.
The condo has seen a steady increase in average transaction prices over the past few years. Based on a tabulation of caveats by EdgeProp Singapore, the average price was about $2,365 psf across eight transactions in 2023. This increased to $2,634 psf in 2025, which saw seven transactions.

Meanwhile, along Marina Way in District 1, Marina One Residences saw a new psf-price low during the period in review. This came from the sale of a 678 sq ft one-bedder for $1.2 million ($1,770 psf) on March 30.

The previous record psf-price low at the development occurred with the sale of a slightly larger 721 sq ft, one-bedroom unit for $1.28 million ($1,775 psf) in December last year.
The latest transaction is the seventh unit to change hands at Marina One Residences this year. The units, which range from 753 to 1,518 sq ft, transacted at $1.34 million ($1,778 psf) to $3.38 million ($2,227 psf).
Completed in 2017, Marina One Residences is a 99-year leasehold development, which forms the residential component of Marina One integrated development. The 1,042-unit condo features two 32-storey towers, offering a mix of one- to four-bedroom units of 657 to 8,078 sq ft.
Union Square Residences also logged a new psf-price low, following the sale of a 710 sq ft, two-bedroom unit for $1.93 million ($2,717 psf) on March 24. This is slightly below the previous record low of $2,856 psf, which came from a smaller, 700 sq ft unit that fetched around $2 million in November 2024.
Located on Havelock Road in District 1, Union Square Residences is a 99-year leasehold development slated for completion in 2027. The 366-unit development offers a mix of one- to five-bedroom units, ranging from 463 to 2,476 sq ft. There is also a penthouse measuring 4,833 sq ft.
