SINGAPORE (EDGEPROP) - A 2½ storey strata semi-detached house at English Villas in Bedok Rise, is on the market for sale at a guide price of $4 million. The property will be offered for auction by ERA on June 27.
The seven-bedroom house has a strata area of 7,427 sq ft, and is the biggest of eight strata semi-detached houses in the development. One of the other semi-detached houses has a strata area of 5,813 sq ft, while the others have floor areas of 4,908 sq ft.
The entryway from the house opens to an outdoor terrace and a porch with space for two cars. The first floor consists of a sunken living room, dining area, common bathroom, as well as a dry and wet kitchen area. The master bedroom, which is on the second floor, comes with an en suite bathroom. Adjacent to the second floor master bedroom are two en suite bedrooms, a walk-in wardrobe and a study room.

The third floor underwent renovations last year and the attic was transformed into a spacious bedroom, which includes a partitioned room with pantry facilities, a common bathroom and a kids’ play area.

The property was purchased in 1998, and the owner is selling the property as the family size has increased, and they want to move closer to a primary school of their choice, says Gina Poa of ERA Realty who is marketing the property.
English Villas is a freehold landed development located in a private residential enclave along Bedok Rise, off Upper Changi Road in District 16. Developed by Liwen Holdings and completed in 1999, it has 11 houses, made up of a pair of conventional semi-detached houses, a row of eight strata semi-detached houses and a sole strata detached house.
Two strata semi-detached houses at English Villas were sold last year: The latest was for a strata-semi-detached house with a strata area of 4,908 sq ft, that changed hands for $2.85 million. Meanwhile, another unit of the same size was sold for $2.6 million ($530 psf) last April.

Poa says the property has received interest from multi-generational families. Investors have also expressed interest in acquiring the property to rent out to those studying or working at the Singapore University of Technology and Design (SUTD), Global Indian International School, Changi Business Park and the nearby cluster of aviation companies.
English Villas is located close to amenities and public transport. Tanah Merah MRT Station on the East-West Line is an eight-minute walk from the development. The property up for sale will appeal to families with school-going children because it is near Bedok South Secondary School, Temasek Primary School, Temasek Secondary School, Bedok View Secondary School and Temasek Junior College. Other nearby amenities include Bedok Mall, Bedok Point and Simpang Bedok, a popular hangout in the eastern part of Singapore.
