GCB at Yarwood Avenue for sale at $23 mil

SINGAPORE (EDGEPROP) - A two-storey Good Class Bungalow (GCB) in the Yarwood neighbourhood will be put up for auction on Oct 16. This is an owner’s sale at a guide price of $23 million, or $1,216 psf based on land area, according to Knight Frank Singapore, which is handling the auction.
The landed home is a resort-like, Balinese-styled home at 18A Yarwood Avenue in the Kilburn Estate. The home has five bedrooms with en suite. It occupies a site of 18,911 sq ft and has a built-up area of 8,956 sq ft.
There is a car porch and sheltered terraces taking up 678 sq ft in the compound of the house. In addition, there is a basement, swimming pool, landscaped garden and koi pond.

“The property at 18A Yarwood Avenue has an accessible price-point for a GCB of its calibre, and is within reach of those looking to live [in] a home that is limited in supply,” says Sharon Lee, head of auction and sales at Knight Frank Singapore.
To that end, Knight Frank Singapore sees “sustainable interest for GCBs as they are limited in supply”, Lee says. “There are sales transactions for GCBs and requests for viewings [are ongoing]. It’s a matter of matching the needs of the buyer,” she adds.

The 18A Yarwood Avenue GCB is also located within walking distance of King Albert Park MRT Station on the Downtown Line, with amenities such as a movie theatre, dining options, and a supermarket situated at KAP Shopping Mall and Bukit Timah Plaza.
Lee believes the GCB will attract buyers who are looking to stay in the property, especially those with children who are studying in the schools nearby, she says. They would also be able to enjoy the “good ambience with greenery”, she points out.

Properties along the same stretch of road that have been transacted recently include 19 Yarwood Avenue, which sits on 19,030 sq ft of land and fetched $22.15 million in February. Another property at 21B Yarwood Avenue was sold for $19.4 million in March 2018. It has a land-plot of 16,156 sq ft.
