A Good Class Bungalow (GCB) in Ewart Park, off Holland Road in prime District 10, has been put on the market for $68 million. Based on the freehold land area of 27,464 sq ft, the asking price translates to $2,476 psf.
The current owner purchased the property in February 2019 for $30 million ($1,092 psf), based on a caveat lodged. The two-storey house, which includes a basement, attic and swimming pool, was built in 2006.
A written permission granted in December 2019 approved renovations to the property. The upgraded GCB now features nine bedrooms and 10 bathrooms, along with landscaped gardens, a new swimming pool and a koi pond. New additions include a solar panel system, a home lift, an extended patio awning with cascading greenery, an outdoor recreation deck and a basketball court.

The owners are looking to right-size as their children have grown up and moved out, says Mary Sai, executive director of capital markets at Knight Frank Singapore, who is marketing the property. “They now feel that the house is too big for their needs.”
The property has a wide frontage of 60.6m and a depth of up to 60m.

Based on caveats lodged, the most recent transaction in Ewart Park was for a GCB on a freehold site of 15,121 sq ft, which changed hands for $23 million ($1,521 psf) in July 2024. URA caveat data indicates that the house was built in 1990.
Ewart Park is one of 39 gazetted GCB areas designated by URA. It is an enclave of over 30 GCBs located off Holland Road and Ulu Pandan Road in prime District 10, surrounded by established landed housing estates such as Holland Green, Greenleaf Estate, Maryland Drive and Ming Teck Park.
Due to scarcity, there are few transactions in Ewart Park, Sai notes. Hence, she describes the asking price of the GCB currently on the market as “fair and negotiable”.
Nearby is the upcoming Holland Plain precinct, which will front the Holland Green Linear Park and include two new parks — the community plain and wetland park. The 34ha site is slated to be developed into a low-density residential estate with about 2,500 homes under the URA Master Plan 2025.

In February, the government launched a 169,177 sq ft, 99-year leasehold site at Holland Plain for sale by tender. The site can be developed into a 280-unit residential project. It is located next to the first residential plot on Holland Link, which was sold in August 2025 to Sim Lian Group for $368.37 million, or $1,432 psf per plot ratio (psf ppr). Sim Lian’s site can be developed into a 230-unit project.

Based on GuocoLand’s bid of $1,420 psf ppr for its River Valley Green (Parcel B) site and the average launch price of its River Modern project at $3,266 psf, Mark Yip, CEO at Huttons Asia, estimates that the future five-storey development at Holland Link could be launched at a similar price range.

The Holland Green Linear Park will connect to the Rail Corridor, Bukit Timah Nature Reserve, Hindhede Nature Park and Rifle Range Nature Park. Amenities in the area include Bukit Timah Plaza, KAP Mall and the upcoming Bukit V Mall. The neighbourhood is also served by King Albert Park and Beauty World MRT stations on the Downtown Line.
As such, the Ewart Park GCB enclave is expected to benefit from new amenities and infrastructure in the surrounding area. This includes the new developments at Holland Plain, which will introduce new residential and lifestyle offerings nearby.
