A 1,195-sq ft three-bedroom unit on the fourth storey of Blossoms @ Woodleigh was recently sold for a record high of $2,218 psf. This is the first time that a unit from the freehold condo has transacted for more than $2,200 psf.
The seller bought the unit in October 2020 for $1.67 million ($1,398 psf) and sold it in July for $2.65 million ($2,218 psf), making a profit of $980,000.

Freehold development in RCR
Blossoms @ Woodleigh is located along Woodleigh Close, which is within District 13 and the Rest of Central Region (RCR). The condo has 240 units, comprising a mix of two-bedroom to four-bedroom homes that range in size from 1,001 sq ft to 3,046 sq ft.
It is a short walk from Woodleigh MRT Station, Woodleigh Bus Interchange, Woodleigh Village Hawker Centre, The Woodleigh Mall, and Bidadari Park (see Map 1). Schools within a 1km radius include Cedar Primary School, St. Andrew’s Junior School, Cedar Girls’ Secondary School, St. Andrew’s Secondary School, St. Andrew’s Junior College and Stamford American International School.

In addition to its convenient location, another advantage of Blossoms @ Woodleigh is its freehold tenure (see Screenshot 1). The development obtained its temporary occupation permit (TOP) in 2007, making it 18 years old.

Given the record-high price paid for the subject unit, it is hardly surprising that the transacted price of $2,218 psf is higher than the average price for similar condos in District 13. However, it is on par with the average price for Blossoms @ Woodleigh (see Screenshot 2).

Subject flat generated highest profit for this year
The subject flat was sold in July for $2.65 million ($2,218 psf), resulting in a profit of $980,000. The seller had bought the flat in October 2020 for $1.67 million ($1,398 psf).
The same unit was involved in an earlier transaction that yielded a smaller profit of approximately $893,840. The first owner bought the unit in February 2007 for $776,160 ($650 psf) and sold it in October 2020 for $1.67 million ($1,398 psf) (see Table 1).

The 1,195-sq ft unit has a layout typical of three-bedroom condo units. It comprises an en-suite master bedroom, two additional bedrooms, and a common bedroom. The unit also includes a yard, a utility room, and a washroom adjacent to the kitchen (see Floor Plan 1).
Thus far this year, only two units have been sold in Blossoms @ Woodleigh. Both sales resulted in profits, but the subject unit achieved the higher profit, while the other unit recorded a lower profit of $838,000 (see Table 2).

11 transactions with million-dollar profits
Since its launch in 2006, Blossoms @ Woodleigh has achieved 154 profitable transactions, with profits ranging from approximately $25,000 to $1.703 million. Hence, the profit of $980,000 generated by the subject flat is on the upper end of the profit spectrum. Thus far, the condo has recorded only one unprofitable transaction that resulted in a loss of $100,000.
Of the profitable transactions, 11 resulted in profits exceeding $1 million, with the top five generating profits of more than $1.3 million (see Table 3).

The record-high profit of $1.703 million comes from a transaction concluded in August 2023, when the unit was sold for $2.6 million ($1,844 psf). The seller had bought the unit from the developer in October 2006 for $897,000 ($636 psf).
The eye-watering profit can be attributed to the higher-than-average sale price. The seller sold the unit at $1,844 psf in 2023, significantly higher than the average price of $1,592 psf for that year (see Chart 1). The seller also benefited from the long holding period of approximately 17 years. From 2006 to 2023, the average price of Blossoms @ Woodleigh surged by 152.7%.

Only one unprofitable transaction
So far, only one unprofitable transaction has been recorded for Blossoms @ Woodleigh. The transaction occurred in June 2016, when the seller sold the unit for $1.55 million ($1,286 psf), resulting in a loss of $100,000. The seller had purchased it in May 2013 for $1.65 million ($1,369 psf).
Interestingly, the same unit had been involved in two previous resale transactions that resulted in profits. The first owner bought the unit in October 2006 for $771,000 ($640 psf) and sold it in August 2008 for $1.025 million ($850 psf), resulting in a profit of $254,000. The second owner sold the unit in May 2013 for $1.65 million ($1,369 psf), netting a profit of $625,000 (see Table 4).

The main contributing factor to the loss could be the above-average price of $1,369 psf paid by the seller when they bought the unit in 2013. That year, the average price for Blossoms @ Woodleigh was $1,181 psf (see Chart 1). If the seller had paid the average price when purchasing the unit, they would have made a profit of approximately $126,600 when selling it in 2016 for $1,286 psf.
Four freehold neighbours but three are significantly older
There are a total of 10 condos, representing approximately 3,900 units within a 500m radius of Blossoms @ Woodleigh. Four are freehold developments, while the remaining six are 99-year leasehold condos.
The freehold neighbours are Avon Park (TOP in 1991), Euro-Asia Park (TOP in 1996), Parc Mondrian (TOP in 2010), and Wan Tho Lodge (TOP in 1966). Among them, Parc Mondrian is the most comparable to Blossoms @ Woodleigh (TOP in 2007) because the other developments are significantly older, having obtained their TOP before 2000.
The main difference between Parc Mondrian and Blossoms @ Woodleigh is their size. Parc Mondrian is a smaller development with only 100 units. In comparison, Blossoms @ Woodleigh features 240 units. However, both condos are located adjacent to each other (see Map 2).

Parc Mondrian: three million-dollar profits
Since its launch in 2007, Parc Mondrian has achieved 92 profitable transactions, with profits ranging from approximately $20,000 to $1.15 million. Similar to Blossoms @ Woodleigh, Parc Mondrian has recorded only one unprofitable transaction.
Among the profitable transactions, three yielded million-dollar profits (see Table 5). Of the three, only one took place this year. The unit on the third storey was sold in April for $2.2 million ($1,858 psf), resulting in a profit of $1 million. The seller bought the unit in January 2011 for $1.2 million ($1,013 psf).

Notably, the same unit was involved in an earlier transaction that resulted in a smaller profit of $439,500. The first owner bought the unit from the developer in May 2007 for $760,500 ($642 psf) and sold it in January 2011 for $1.2 million ($1,013 psf) (see Table 6).

Trending higher than peers
The average resale prices for Blossoms @ Woodleigh ($2,130 psf) and Parc Mondrian ($1,865 psf) are above that of freehold condos in District 13 ($1,722 psf) (see Chart 2). This could be because Blossoms @ Woodleigh (51.4%) and Parc Mondrian (35.2%) recorded stronger price growths since 2020 compared to their peers in the same district (32.2%).

Conclusion
The subject unit achieved a record-high price of $2,218 psf, resulting in a profit of $980,000. While the profit is just shy of $1 million, it is at the upper end of the profit spectrum for Blossoms @ Woodleigh and the higher of this year’s two profitable transactions.
Thus far, the condo has recorded 11 transactions with million-dollar profits. Buyers could have been attracted by the condo’s convenient location near an MRT station, numerous schools, a hawker centre, and a mall.
The freehold tenure of Blossoms @ Woodleigh would also appeal to buyers who are willing to pay a premium for such developments. Notably, the average resale price of the condo is trending above that of nearby Parc Mondrian as well as other freehold condos in the same district.
