How much is the rental yield for Tomlinson Heights?
Last month, a four-bedroom unit from The Marq on Paterson Hill was sold for $19.18 million ($6,274 psf). The 3,057-sq ft unit is located on the 13th storey of the development.
The buyer is understood to be Kristian Jebsen, whose family is selling Gearbulk Holding, an integrated global shipping company. As the buyer is Swiss, they will be accorded the same stamp duty treatment as a Singaporean buyer. This is due to Free Trade Agreements signed between both countries.
We used our analytics tool, Is it a Good Deal?, to assess whether the buyer of the freehold condo unit in prime District 9 secured a good deal.

Minutes’ walk to Orchard Road
The Marq on Paterson Hill is a freehold condo located along Paterson Hill in prime District 9. Residents can enjoy having Orchard Road at their doorstep, with numerous malls and hotels just a short walk away. Some of these include Ion Orchard, Wisma Atria, Ngee Ann City, Wheelock Place and Four Seasons Hotel. Other nearby amenities include the dual-line Orchard MRT Station (see Map 1).

The main locational drawback of The Marq on Paterson Hill is the limited number of schools within a 1 km radius. River Valley Primary School and ISS International School are the only schools within that distance (see Screenshot 1).

The Marq on Paterson Hill obtained its temporary occupation permit (TOP) in 2011, making the freehold condo 14 years old. The boutique development comprises only 66 units, featuring a mix of four-bedroom and five-bedroom units as well as three penthouses. The four-bedroom units are approximately 3,000 sq ft while the five-bedroom units span approximately 6,200 sq ft. The spacious penthouses measure between 7,800 sq ft and 17,400 sq ft.
Our tool indicated that the transacted price of $6,274 psf for the subject unit is not only higher than its neighbours but also significantly above the average price for the district (see Screenshot 2).

Price rose 48.1% since launch in 2007
Since its launch in 2007, the average price for The Marq on Paterson Hill has risen by 48.1%. However, it is notable that the recent sale for the subject unit is the condo’s only transaction so far this year.
Additionally, annual sales volume for the 66-unit development is low, likely due to its limited number of units. Since 2023, only one unit has changed hands each year. The low sales volume may have contributed to its volatile average price. Most of the condo’s price growth can be attributed to the high price paid for the subject unit.

From 2007 to 2024, price growth for The Marq on Paterson Hill was a modest 0.4%. In contrast, the average price for the condo surged 47.5% y-o-y, from $4,253 psf last year to the current average of $6,274 psf (see Chart 1).

The average resale price of The Marq on Paterson Hill ($6,274 psf) has consistently trended above that of freehold condos aged 11 to 20 years that are located in District 9 ($2,429 psf) and the Central Region ($2,193 psf) (see Chart 2).

Highest loss of $7.162 million
Despite the strong price growth achieved by the condo since launch, it has recorded 14 unprofitable transactions, with losses ranging from approximately $230,000 to $7.162 million. Only four transactions were profitable, yielding gains between $853,000 and $5.45 million.
So far, four transactions have resulted in losses exceeding $4 million (see Table 1). The record-high loss of $7.162 million occurred in September 2022, when the seller sold the 3,089-sq ft unit for $13.38 million ($4,331 psf) after purchasing it in November 2011 for $20.542 million ($6,650 psf).

In contrast, the unit that achieved the highest profit of $5.45 million was sold in July 2012 for $30.4 million ($4,820 psf). The seller had bought the 6,308-sq ft unit in July 2007 for $24.95 million ($3,955 psf) (see Table 2).

Within 500 m radius of numerous freehold condos
There are 38 condos within a 500 m radius of The Marq on Paterson Hill. Of these, 32 condos, representing approximately 2,300 units, are freehold developments.

Based on each condo’s most recent average resale price, The Marq on Paterson Hill ($6,274 psf) has the highest price compared to its neighbours. This is followed by Skyline @ Orchard Boulevard ($5,371 psf) and Tomlinson Heights ($3,935 psf) (see Chart 3). These three developments are the only condos in the vicinity with average resale prices exceeding $3,500 psf.

Readers should note that, at the time of writing, no sale caveats have been lodged for Skyline @ Orchard Boulevard in 2024 and 2025, so its average resale price is based on its most recent transaction in 2023. The lack of more recent transactions could be because the boutique development comprises only 40 units. Likewise, Tomlinson Heights, which features only 70 units, recorded one sale last year and two so far this year.
Although both condos are a short walk from The Marq on Paterson Hill (see Map 2), only Skyline @ Orchard Boulevard is located in District 9, like The Marq on Paterson Hill. On the other hand, Tomlinson Heights is in District 10.
However, all three developments are of similar age. Skyline @ Orchard Boulevard (TOP in 2015) is four years younger than The Marq on Paterson Hill (TOP in 2011), while Tomlinson Heights (TOP in 2014) is three years younger.

Tomlinson Heights has more profitable than unprofitable transactions
In contrast to The Marq on Paterson Hill, Tomlinson Heights has recorded more profitable than unprofitable transactions. The gains for its 12 profitable transactions ranged from approximately $225,000 to $4.7 million. Meanwhile, its six unprofitable transactions resulted in losses between $259,000 and $2.259 million.
The highest loss of $2.259 million occurred in August 2016, when a 2,745-sq ft unit on the 21st storey sold for $6.7 million ($2,441 psf). The seller had purchased it in March 2011 for $8.959 million ($3,264 psf).
The unit involved features an en-suite master bedroom with a walk-in wardrobe, a second en-suite bedroom, a third bedroom and a common bathroom (see Floor Plan 1). The unit also has a private lift and a family room.
The transaction that generated the highest profit of $4.7 million was more recent. The seller sold a 4,951-sq ft penthouse in August 2022 for $23 million ($4,645 psf), after buying it in June 2011 for $18.3 million ($3,696 psf).
Conclusion
The transacted price of $6,274 psf for the subject unit at The Marq on Paterson Hill is significantly higher than the average prices of neighbouring condos, as well as its peers in District 9 and the Central Region. The condo’s freehold tenure and prime location could have contributed to the higher price achieved for this unit.
While the condo has experienced a price surge since its launch in 2007, this could be attributed to the high price paid for the subject unit. This transaction is the only sale reported for the development so far this year. In contrast, the average price for The Marq on Paterson Hill increased by only 0.4% from 2007 to last year.
Additionally, the development has just 66 units, which could explain its consistently low sales volume, which could have contributed to its more volatile average price.
