More notably, the deal set a new psf low for the freehold District 9 development and appears to be its first recorded transaction below $3,000 psf.
The unit on the sixth floor was previously sold by the developer for $4.85 million, or $3,388 psf, in April 2023. Based on URA data, sale prices at Klimt Cairnhill over the past 12 months ranged from $2,836 psf to $3,803 psf, with an average of $3,320 psf.

Based on estimated launch prices of more than $3,300 psf for the Bukit Timah Road site and Peck Hay Road site, the Klimt Cairnhill resale at $2,836 psf is about 14% lower. This positions the deal as a lower entry price into the Newton-Cairnhill area, with a freehold tenure.
