The landed residential market saw a dip in activity in 2Q2025, with sales volume and prices declining compared to the previous quarter, according to research by Huttons Asia. A total of 404 landed homes, excluding Good Class Bungalows (GBCs) and strata landed homes, were sold last quarter, 6.2% lower than the 431 homes sold in 1Q2025.

The average transacted price for landed homes also inched 0.9% q-o-q lower to $1,989 psf from the last quarter. As a result, the total sales value for landed homes in 2Q2025 clocked in at $2.2 billion, 12.6% lower q-o-q.
In its latest quarterly research report on the landed property market, Huttons attributes the fall in transaction volume to tariff-related uncertainties prompting some buyers to hold back on purchases.

In terms of property type, a higher volume of terrace homes were transacted in 2Q2025, at 243 compared to 232 in the previous quarter. However, the houses transacted at a lower average price of $2,096 psf, compared to $2,125 psf in 1Q2025.
On the other hand, the semi-detached and detached housing segments saw both lower volume and average prices. A total of 129 semi-detached homes were sold at an average price of $1,859 psf in 2Q2025, down 15% and 0.1% respectively q-o-q.
Detached landed homes saw a bigger dip in average prices, falling 10.5% q-o-q from $1,896 psf in 1Q2025 to $1,697 psf in 2Q2025. The fall was due to bigger detached homes changing hands last quarter, says Huttons. The average land size of detached homes sold in 2Q2025 stood at 7,219 sq ft, compared to 6,344 sq ft in the quarter before. Overall, 32 detached properties were transacted last quarter, down from 47 in 1Q2025.
District 15 topped the list with the highest number of landed home transactions in 2Q2025, with 64 units sold. All the units were 999-year leasehold or freehold properties. Other popular districts include District 16 (40 units), District 19 (66 units), District 20 (38 units) and District 28 (35 units).

Excluding GCBs and strata landed homes, the most expensive landed home sold last quarter by absolute value was a freehold detached home at Chancery Lane that fetched $23.5 million.
Huttons expects prices and volume of landed homes to stay steady for the rest of the year. “Clarity on the tariffs for many countries has emerged after months of negotiations with the US, which will be positive for the global economy,” the report adds. Additionally, the 90-day pause in tariffs announced by the US in April prompted businesses to frontload manufacturing and exports, providing a boost to Singapore’s economy.

Huttons expects these factors, combined with lower interest rates, will help support demand for landed homes in 2H2025.
