Matthew Lam has proved that the path to becoming PropNex’s undisputed Champion Millionaire realtor and Champion Advisory/Team for over eight years could be replicated through his sustainable business structure. Currently, he is the youngest leader of the largest advisory at PropNex Realty, with more than 2,000 property agents (RES), including 28 Millionaires and more than 50 Rising Millionaires.

For the past 16 years, Lam has translated his success into a clear thought process, resulting in “The Essentials” framework. It is based on four key principles: lead generation, presentation, product selection and closing.

“At 21 years old, I struggled in the industry — at a time when sales strategies were poorly defined,” he says. “I knew that if I could apply a consumer-centric thought process and structure, it would greatly improve my competency and sustainability, through operational consistency.”
Thus began his 16-year development of ‘The Essentials’. With a strong business model, built progressively in layers, members can succeed in a dynamic real estate market. “By identifying the latest consumer problems, it leads to a certain trend, which translates into a successful mapping of prospecting direction for myself and, eventually, for my team. Communication takes experience, and you’re only as good as how well you communicate,” says Lam.
MattLamAdvisory’s culture centers on Lam’s daily one-on-one mentorship with five members. “It depends on the kind of time you want from me. If your focus is work and high-performance production, I will definitely have the time for you,” says Lam. “As a leader, it’s still my responsibility to build relationships — we have quarterly bonding events — but our priorities are clear: to help you achieve your ‘one good day’,” citing the advisory’s mantra.

Blind spots are easily identified as members follow a structured framework, which Lam applies. Outcomes can be anticipated and addressed during these mentorship sessions. “When we work within a defined structure, the mentee can self-diagnose certain areas for improvement.”
He adds: “The business model and ‘The Essentials’ framework are cohesive with each other. In fact, the system facilitates my planning for them.” “What to do” is easily said, but “how to do” is often overlooked.
Not all leads will reply — the respective demographic’s follow-up structure is implemented. Once an appointment is set, the framework-based presentation kicks in, while anticipating objections — from delivered calls to actions. Clear product recommendations adhering to URA’s strong liveability policies are shortlisted. Finally, the exit strategy and certain empowering closing techniques help consumers facilitate the decision effectively.

Every presentation deck should have a clear objective, an anchor and precise questioning technique that drives a compelling call to action. “Consumers have varying backgrounds and levels of market understanding. Being able to understand their needs, while elevating their knowledge at the start, creates alignment between agents and consumers, in turn creating value and compromise” says Lam. This shortens the serving process while improving consumer service and experience.

Stars programme — brand new RES
A step-by-step process for new RES. These 10 lessons cover basic concepts, including multiple small group discussions. It leads into low-cost prospecting methods such as door knocking and telemarketing under “Prospecting Essentials”, where specialised trainers guide agents over five weeks. Each batch includes more than 60 new RES joining, facilitating collaboration and synergy as a collective sales force.

Essentials integration programme — for newly joined, experienced members; Stars graduates
The Essentials framework is a robust platform with in-depth concepts derived from the ‘The Essentials’ presentation, which can be applied immediately to improve conversions, effectively integrating newly joined experienced members. Stars graduates deepen their market understanding and revisit concepts through future EIP batches. An additional set of 10 small group discussion sessions is also included.
EIP also includes advanced prospecting, mainly Facebook digital marketing, where trainers guide agents through setting up advertisements, reducing lead costs and improving lead quality, while aligning campaigns with the broader conversion funnel of the Essentials platform.

‘The Essentials’ presentation is the origin of the framework’s resources. Conversion across all prospecting channels ultimately depends on the precision in driving a call to action. MattLamAdvisory emphasises on mastery of this presentation through workshops, breaking down each slide using a particular framework — objective, anchor and questioning technique. Role-play sessions are also included for practice.
Even months – Essentials closing workshop
This workshop focuses on how to progress deals and negotiate effectively, especially after showflat viewings. It includes a breakdown of negotiation strategies with new launches. The workshop is based on interactive real scenarios.

Every month, a Millionaire or Rising Millionaire from MattLamAdvisory is invited to share their business model, key turning points, presentation materials and case studies. By focusing on empowering MattLamAdvisory members with product expertise, content creation, client pitching and objection handling, the team achieved a 20% market share in 2025, selling 2,144 of 10,821 new launches, despite representing less than 5% of Singapore’s workforce.
Success breeds success
MattLamAdvisory's cohesive structure produced 28 Millionaires in 2026, doubling its number annually. Most are homegrown agents who developed within the system, while others achieved renewed progress after stagnating in previous organisations.
Meanwhile, Lam remains a frontline agent, balancing leadership responsibilities with active transactions. “I maintain a proportion of 80% cold leads and 20% warm leads to ensure relevance”.
In 2025, out of 14,000 PropNex agents, Lam achieved Champion Millionaire, Champion Titanium, Champion Senior Advisory Branch District, Champion Recruiter, Top Producer (4th) and Top Project Transactor (2nd), affirming that team building and high-performance sales can coexist — forming a cyclical flow of benefits, with an ultimate goal in mind: empowering consumers.
