SINGAPORE (EDGEPROP) -- A newly-built bungalow at Duchess Ave in prime District 10, which is solely marketed by JLL, is on the market.
The 999-year leasehold property has a land area of 10,091 sq ft and has just obtained its temporary occupation permit (TOP).
The bungalow has five bedrooms, as well as a generous living and dining area that spans two storeys. The house also comes with a basement, in-ground pool and a lift.
According to JLL, the owner had spent $5 million on renovations that included changes to the landscaping and housing materials.
The bungalow is a short walk to the Singapore Botanic Gardens and Tan Kah Kee MRT Station on the Downtown Line. It is also a 10-minute drive away from the Orchard Road shopping belt, the American and Tanglin Clubs, as well as the CBD.
In addition, Coronation Shopping Plaza, King’s Arcade, Serene Centre, Crown Centre and Cluny Court are all within close proximity to the property.
Reputable schools in the vicinity include Hwa Chong International School, Hwa Chong Institution, Nanyang Girls’ High School, Methodist Girls’ School, St Margaret’s Secondary School and National Junior College, just to name a few.
According to JLL, the landed housing segment was the top performer in 3QFY2021, recording a 2.5% price increase during the period.
The figure was based on the URA’s price index for private residential properties.
“This shows the stronger market momentum in 2021 which could be attributed to the economic recovery and longer-term confidence in managing Covid-19 and living with it,” says the real estate and investment management firm.
