A five-room HDB flat at 1B Cantonment Road, part of The Pinnacle@Duxton, was sold for $1.63 million this past week. Based on the floor area of 1,130 sq ft, this works out to $1,442 psf.
The unit is located on the 43rd to 45th storey, a relatively high-floor at the landmark HDB development. The flat has about 84 years of lease remaining, with its lease commencing in 2011.
At $1.63 million, the transaction is currently the highest-priced five-room resale flat at Pinnacle@Duxton based on the data provided by HDB. It surpasses another five-room flat at 1G Cantonment Road, which changed hands for $1.6 million in August 2025.

To assess the transaction, we ran it through EdgeProp’s “Is it a Good Deal?” tool.
The deal is 5.2% higher than the average selling prices at Pinnacle of around $1.55 million. It is also priced at a significant premium compared with the broader Central Area five-room HDB average, with the unit’s $1,442 psf being 40.7% above the town average.

That said, this is not surprising. Pinnacle@Duxton remains one of the most recognisable HDB developments in Singapore, given its city-fringe location, height, design, and proximity to the CBD. The development is within walking distance of several MRT stations, including Outram Park, Tanjong Pagar, Maxwell and Chinatown. The upcoming Cantonment MRT station on the Circle Line will further improve accessibility.
The location is also supported by a wide range of amenities. Malls and commercial nodes such as 100 AM, Tanjong Pagar Plaza, Chinatown Point, Guoco Tower and People’s Park Complex are nearby. For families, Cantonment Primary School is within 1km, while Outram Secondary School and NUS Outram are within 2km.

While the $1.63 million transaction sets a new benchmark for Pinnacle@Duxton, it remains below the current HDB resale record. That record was set in April this year, when a five-room flat at 96A Henderson Road changed hands for $1.728 million. The City Vue @ Henderson unit is located on the 46th to 48th storey and spans about 1,216 sq ft, translating to around $1,421 psf.
