The Tresor topped the list of profitable condo resale transactions during the week of Jan 27 to Feb 3. The sale of a 2,551 sq ft, four-bedroom unit at the development recorded the top gain for the week when it changed hands for $5.98 million ($2,344 psf) on Feb 2. The seller had bought it for $3.75 million ($1,470 psf) in December 2017. Hence, the seller raked in a profit of $2.23 million (59.5%), representing an annualised gain of 5.9% over slightly more than eight years.
The latest deal marks the first transaction at The Tresor this year and the most profitable deal at the development to date. It trumps the previous record gain of $1.93 million, which belongs to a 2,185 sq ft, four-bedroom apartment. The unit, which was sold by the developer for $2.27 million ($1,040) in October 2006, subsequently changed hands for $4.2 million ($1,922 psf) in March 2020. As a result, the seller reaped an annualised profit of 4.7% over more than 13 years.
The Tresor is a 999-year leasehold condo located on Duchess Road in prime District 10. The 62-unit development was completed in 2007 and comprises a mix of two-, three- and four-bedders ranging from 990 to 2,896 sq ft. The condo is located within walking distance of Tan Kah Kee MRT Station on the Downtown Line, as well as several amenities, including Coronation Shopping Plaza and Serene Centre.

The second most profitable condo resale deal of the week was the sale of a 1,625 sq ft unit at Thomson 800. The two-bedroom unit was sold for $3.2 million ($1,969 psf) on Feb 2. The seller, who purchased the unit in December 1998 for around $1.07 million ($657 psf), realised a gain of $2.13 million (199.7%) after owning the unit for slightly over 27 years.

Completed in 1999, Thomson 800 is a freehold condo along Thomson Road in prime District 11. The development comprises three 20-storey towers which house 390 units, including three-bedders spanning 1,281 to 1,808 sq ft. There are also four-bedroom simplex and duplex penthouses of 3,757 to 5,823 sq ft.
To date, the biggest gain recorded for a unit at Thomson 800 was for the sale of a 3,832 sq ft, three-bedroom unit for $5.38 million ($1,404 psf) in April last year. The unit had been purchased for $3 million ($783 psf) in June 2007.This works out to a record gain of $2.38 million, or an annualised gain of 3.3% over almost 18 years, for the seller.
In contrast, the least profitable transaction during the period in review involved a 1,593 sq ft, three-bedroom unit at Marina Bay Suites. Sold for $2.9 million ($1,820 psf) on Jan 30, the 15th-floor unit was originally bought for $3.27 million ($2,051 psf) in December 2009. This means the seller made a loss of around $368,000 (11.3%), or an annualised loss of 0.7% over a holding period of just over 16 years.

Completed in 2013, Marina Bay Suites is a 99-year leasehold condo located on Central Boulevard in District 1’s Marina Bay area. It is part of the wider Marina Bay Financial Centre (MBFC) mixed-use development, and is one of two condos in MBFC — the other being the 428-unit Marina Bay Residences.
Marina Bay Suites comprises a singular 66-storey residential tower, offering a mix of three- and four-bedroom units measuring between 1,572 and 2,691 sq ft. There are also three penthouses, including a four-bedder of 4,715 sq ft and two five-bedders of 5,662 and 8,181 sq ft.

Based on lodged caveats, the development saw 14 resale deals in 2025, 11 of which were unprofitable. The units, which spanned from 1,572 sq ft to 2,067 sq ft, incurred losses ranging from $220,000 to $2.06 million.
