A unit comprising an entire floor at Southpoint, a freehold office building at 200 Cantonment Road, is up for sale via an expression of interest (EOI) exercise. Spanning a strata area of 6,415 sq ft, the floor has a guide price of $20.5 million, which translates to $3,196 psf.

CBRE, which is handling the sale, says the unit is on a high floor and features sea views, along with an efficient, column-free layout with a floor-to-slab ceiling height of approximately 3.4m. The property is fully tenanted, allowing the incoming investor immediate rental income.

Southpoint is a 16-storey building located in Tanjong Pagar, close to the up-and-coming Greater Southern Waterfront precinct. It is situated within walking distance of the Tanjong Pagar (East-West Line) and Prince Edward (Circle Line) MRT stations, along with the upcoming Cantonment MRT Station (Circle Line). The building includes a dedicated drop-off point and 238 carpark lots.

The most recent caveat lodged for a transaction at Southpoint was in December 2022, when a strata office unit measuring 16,038 sq ft sold for $43 million ($2,681 psf). However, in January 2023, Savills Singapore announced it had brokered the sale of selected units at the development for $32.68 million, or roughly $3,000 psf, over the combined strata area of 10,893 sq ft.

CBRE’s executive director of capital markets, Singapore, Clemence Lee notes that the Tanjong Pagar precinct is undergoing significant rejuvenation, with several new developments in the vicinity, such as Newport Tower, The Skywaters and One Bernam. “As interest in this high-growth area builds, along with the strong, resilient performance of Singapore’s office market segment, we expect to receive keen interest for this strata office opportunity,” he adds.

The EOI will close on April 21 at 3pm.
