SINGAPORE (EDGEPROP) - A three-bedroom corner unit at The Heliconia, located along Jalan Daud, off Jalan Eunos and Lengkong Tiga in District 14, is up for sale via private treaty. An owner’s sale, the property has a guide price of $1.72 million, says Joy Tan, head of auction and sales at Edmund Tie, who is handling the sale.
The freehold unit measures 1,302 sq ft, which means the guide price works out to $1,321 psf. The unit is located on the sixth floor. It has an en suite master bedroom and two other bedrooms, each able to accommodate a queen-sized bed. The living and dining areas are adjacent to an enclosed kitchen that leads to a service yard and helper’s room. There is also a household shelter, which can double as additional storage space.

Tan says the unit has a ceiling height of over 3m, which provides a sense of spaciousness. She adds that the unit does not have a balcony or private enclosed spaces, which makes it suitable for buyers who prefer to maximise their liveable area.
The Heliconia is a freehold development by Tat Hong Properties which was completed in 2003. The 12-storey tower has 103 units comprising three-bedders measuring between 1,281 sq ft and 2,239 sq ft.
The most recent resale transactions at The Heliconia occurred last November when two separate units, both measuring 1,302 sq ft, were sold on Nov 4. One of the units, located on the ninth floor, was sold for $1.64 million ($1,259 psf), while the other, located on the seventh floor, was sold for $1.59 million ($1,222 psf).

Tan expects the property to generate keen interest, given The Heliconia’s proximity to amenities. It is a 10-minute walk from the Kembangan MRT Station on the East-West Line, while a coffee shop and a 24-hour supermarket are five minutes away. Bedok Mall on New Upper Changi Road is less than a 10-minute drive away. The property will appeal to families with school-going children as it is near Maha Bodhi School at Ubi Avenue 1, Telok Kurau Primary School at Bedok Reservoir Road, and Eunos Primary School at Jalan Eunos.
