Triplex penthouse at Helios Residences for sale at $9.8 mil

SINGAPORE (EDGEPROP) - A 4,629 sq ft, triplex penthouse unit at Helios Residences, along Cairnhill Circle off Orchard Road in District 9, was put on the market on Jan 21 at a guide price of $9.8 million ($2,117 psf), according to Edmund Tie, which is handling the sale. The property, however, received no bids at that auction.
The unit comprises four bedrooms, and spans the 19th to 21st levels of Helios Residences, offering a good view of Scotts Road, says Joy Tan, head of auction and sales at Edmund Tie.

The property is “unique as most other penthouses in Districts 9 and 10 are only two levels or duplex units”, she adds.
Other features at the penthouse unit include an internal passenger lift which serves all three levels. The living area also boasts high, double-volume ceiling space.
Adding to that are two private jacuzzis on the second level – one in an en suite to the master bedroom and the other at the common family area. Meanwhile, the third level offers a “lovely roof terrace, where residents will be able to entertain their guests in a conducive environment”, says Tan.

Completed in 2011, Helios Residences comprises 140 freehold units. Facilities at the development include a swimming and wading pool, playground, BBQ pits, gym and jacuzzi.
The property is 11 minutes by foot to Newton MRT Station on the Downtown and North-South Lines. It is also in proximity to educational institutions such as Raffles Girls’ Secondary and Singapore Management University. The Orchard Road shopping belt is also nearby.

According to caveats lodged with the URA, a four-bedroom unit spanning 2,000 to 2,100 sq ft could fetch up to $7,800 in monthly rents. The penthouse unit, should it be put on the rental market, would be expected to fetch a much higher rate. On that front, “our subject unit is unique and incomparable as it is a three-level penthouse unit” asserts Tan.
So far, Tan says interest has come from high-net-worth locals or foreigners from China and Hong Kong. Most of these potential buyers are looking to reside in the property themselves, she adds.
