SINGAPORE (EDGEPROP) - A two-storey corner shophouse at 67/67A Serangoon Garden Way is up for sale with a guide price of S$11.8 million, or $4,241 psf on a land area of 2,782 sq ft, according to marketing agent CBRE.

On a 999-year leasehold, the shophouse enjoys a prominent main road frontage along Serangoon Garden Way. It has a built-up area of 4,165 sq ft, and is currently rented to a bank. The potential owner would therefore be able to enjoy stable rental returns, says CBRE.
The property for sale is zoned for commercial use. No additional buyers’ stamp duty or sellers’ stamp duty will be applicable to the transaction of the property, and both foreigners and companies are eligible to purchase the shophouse.
Beyond just receiving the monthly rental, the potential owner can also explore alternative uses for the property, says CBRE. This includes F&B, healthcare or educational institutions, showrooms, retail shops, fitness centres, and home and lifestyle businesses, subject to approval from the relevant authorities.
Prominent highlights in the area include Chomp Chomp Food Centre, Serangoon Garden Market, myVillage at Serangoon Garden, Serangoon Gardens Country Club and the French and Australian International School.
The future Tavistock MRT station on the Cross Island Line, slated for completion in 2030, is about a 12-minute walk from the property.
The public tender exercise will close on May 7, 3pm.
