Van Holland scores new high of $3,090 psf

SINGAPORE (EDGEPROP) - In this column, we look at condominium projects that have achieved new highs in terms of psf price and those that have seen new lows, based on URA Realis data for the period of Nov 22 to 28.

Highest psf transactions

Van Holland topped the list in terms of new psf price highs after a unit measuring 775 sq ft changed hands for $2.4 million, or $3,090 psf, on Nov 22. It is a two-bedroom apartment located on the fourth floor.

The new high comes two months after the last highest psf price transaction at Van Holland, when a 1,055 sq ft three-bedder was sold for $3.24 million, or $3,070 psf, on Sept 30.
To date, 31.9% of the project’s units have been sold based on caveats lodged, with an average psf price of $2,918.
Developed by Koh Brothers Group, Van Holland is slated for completion in 2024. Located just a three-minute walk away from Holland Village in prime District 10, the freehold project comprises 69 units spread across three low-rise blocks.
One-bedroom units start from 495 sq ft and the largest four bedroom-with-attic units are 1,991 sq ft.
The Holland Village MRT Station along the Circle Line is a three-minute walk from the development, while Orchard Road is less than a 10-minute drive away. In addition, residents can get to the CBD within 15 minutes.
Leedon Green is another development that achieved a new psf price high when a two-bedder plus study measuring 818 sq ft was sold for $2.47 million on Nov 27, translating to $3,017 psf.

The unit is located on the 12th floor of one of the freehold’s development’s seven towers. There are a total of 638 units available at Leedon Green, comprising a mix of one- to four-bedroom apartments. Unit sizes range between 474 and 2,680 sq ft.
The development, located on Holland Road, is a redevelopment of the former Tulip Garden through a joint venture between MCL Land and Yanlord Land.
To date, 45.6% or 291 units at Leedon Green have been sold based on caveats lodged, with an average psf price of $2,660.

New low

Meanwhile, Nyon saw a new low psf price when a three-bedroom unit measuring 1,582 sq ft on the second floor changed hands for $3.03 million, or $1,915 psf, on Nov 27.

The new low came a month after the freehold development hit a new high psf price of $2,721 psf on Oct 29, when a 484 sq ft, one-bedroom unit on the 16th floor was sold for $1.32 million.
Nyon is a boutique condominium with a total of 92 units. Developed by Aurum Land, the project is scheduled for completion in 2022. It is also within walking distance of the upcoming Tanjong Katong MRT Station. Nyon is also within a short walking distance of the underground pedestrian link to East Coast Park.
The project comprises an 18-storey residential tower, housing a mix of one- to three-bedroom units from 484 sq ft to 1,582 sq ft. There are four 3-bedroom penthouses from 1,281 sq ft to 1,615 sq ft.
To date, 79 units at Nyon have been sold based on caveats lodged, with an average psf price of $2,246.
