"Having lived here for the past 4.5 years, I have seen how the place deteriorates (esp the common facilities). The change in management last year was prob the worst decision the Council made - the condo mgt staff is never in the office for various reasons. This makes it very difficult and inconvenient for residents esp when one needs to arrange for simple tasks such as delivery and moving in/out. The over zealous guards makes living cumbersome. To what end and what aim does one seek to achieve when the focus shld be on good maintenance, be helpful to residents and make living a more enjoyable experience."

"One of the most well-maintained condos I have been to. Tennis court look and feel like US Open courts. Lifts areas at basement are well air-conditioned and even marbled. Each lift in Block 12 brings you up directly to the penthouse sized unit via the Fermax security door entry systems. However watch out for that one of the troublesome young Indian guard at the guardhouse who love exercising his power for no apparent reason."

"Location is good but currently right beside another high rise construction site. After todays visit I had a very negative impression of the maintenance of the building. Its so dirty, walls have cracked old paint, dusty, not well kept in general anywhere you step in that condo facilities and lots of light bulbs were blown off on the way to the car park I lost count after 12th. Unacceptable as the residents of the three bedder still do pay sinking fund and maintenance fee per quarter of $2100. Disappointing full condo facilities in orchard area."

"Easy, quick walking distance to Orchard Road from the front entrance and right by Newton MRT and Food Centre from the back entrance. Ideal! Swimming pool, gym and tennis courts are great, clean and the indoor sauna and steam top it off."
