A ground floor unit at 10 Shelford is going for $935,000 or $1,670 psf. The one-bedroom unit has an area of 560 sq ft (including private enclosed space).

Completed in 2014, 10 Shelford is a freehold apartment development located 500m from Botanic Gardens MRT interchange station of Circle Line and the future Downtown Line. Schools within 1km from the property include reputable Raffles Girls’ Primary School and Nanyang Primary School.

The latest comparable transaction was in July 2011 when a 527 sq ft unit was sold at $922,300 or $1,749 psf.

There was one rental contract involving a similar-sized unit in the development in July this year for $2,500 a month. Based on the listing price of $935,000 the rent translates into a potential rental yield of 3.2%.
