The Continuum's Prestige Collection: Limited edition, luxury living and legacy planning

Once a quiet street with just 22 pre-war bungalows and semi-detached houses, Thiam Siew Avenue will be dramatically changed with the rise of the landmark 816-unit private freehold condo, The Continuum.
"It will be a distinctive development that will stand out in District 15," says Koon Wai Leong, director of Hoi Hup Realty, joint developers with Sunway Developments for The Continuum.
The joint venture partners had purchased the two freehold plots on the North and South of Thiam Siew Avenue en bloc for $815 million in November 2021. Combined, the two sites have a land area of 263,797 sq ft.

One exclusive address, two majestic sites

P&T Architects & Engineers designed two standalone private condos on the North and South plots, linked by a pedestrian bridge across Thiam Siew Avenue. "It is going to be an iconic bridge in the Katong area," says Kingsley Ng, director of P&T. "The entire streetscape will be transformed."
Each plot will have three 18-storey blocks with 408 units, its own entrance, lobby and drop-off, basement parking facilities and residents' amenities such as the clubhouse, gym, swimming pools and sky terraces. Residents will be able to enjoy the facilities on both plots. They will also have the best views of the city and the sea from the sky gardens on the roof terraces of the towers.
To cater to the needs of different homebuyers, The Continuum has a diverse range of unit types, from one-bedroom-plus-study of 560 sq ft to four bedrooms of 1,518 sq ft, in its Signature Collection.

Exclusive blocks, premium views

However, the developer has also dedicated the most exclusive block on each plot for the Prestige Collection. These are the largest and most luxurious units in The Continuum. Combined, they make up just 136 units in the entire development. Of these, 72 are three-bedroom-plus-study with sizes from 1,227 to 1,464 sq ft.
Four- and five-bedroom premium units comprise just 32 units each in the Prestige Collection. Four-bedroom premium units have sizes from 1,690 to 2,034 sq ft. Five-bedroom units have sizes from 1,905 to 2,260 sq ft.

Given their orientation, many of the units in the Prestige Collection will enjoy 270-degree views of the surrounding areas, says P&T's Ng. Units will have private lift access and well-appointed finishes, from timber flooring in the bedrooms and marble flooring in the living and dining areas to top-end European appliances, sanitaryware and fittings. Four- and five-bedroom units will also come with V-Zug wine chiller and dishwasher.

Large-format units, multi-generational appeal

According to Ken Low, managing partner of SRI, the Prestige Collection units appeal to those who want to live in the East but also enjoy the proximity to the amenities of a commercial hub. The Continuum is also just a 10-minute drive to the CBD and a 15-minute drive to Changi Airport.
In prime District 15 in the East, four-bedroom units comprise just 12% of the total non-landed units, while five-bedroom units make up just 1.1% of the total stock, based on EdgeProp Landlens data.

"There is a premium for large, freehold units in District 15," says Low. "Many of the affluent in the East are of the generation looking at right-sizing and legacy planning, buying a property for the next generation."
Units in the Prestige Collection are, therefore, ideal for multi-generational families. "They can enjoy the ample grounds and wide range of amenities on both the North and South plots within the safety of their condo," says Low.

Heritage

Thiam Siew Avenue has a rich history, too. The road was named after property magnate and hotelier Wee Thiam Siew. The former houses along Thiam Siew Avenue were once part of the sprawling grounds of his mansion at 525 Dunman Road.
The developer is conserving one of the pre-war bungalows on the North plot for the new clubhouse, Thiam Siew House. "The conserved clubhouse serves as a communal clubhouse where residents can relive the past glory and history of Wee Thiam Siew," says P&T's Ng.
As a counterpoint, the clubhouse on the South plot will be a contemporary, double-storey glass structure designed as "a modern glass lantern", says Ng. "The architecture is timeless; the glass lantern clubhouse at the rooftop will serve as a beacon from afar."

Pricing advantage

The units at The Continuum are luxurious, with efficient, well-thought-out layouts and ample storage space. For instance, some units have kitchens opening to balconies, while others have dual views from the living and dining areas.
Apart from the affluent residents in the East, the Prestige units at The Continuum also cater for those who want luxurious, large-format units but are priced out of the luxury developments in the prime Districts of 9, 10 and 11.

While those in prime Districts 9-11 are priced at an average of $3,250 psf, if not higher, in comparison, the Prestige Collection's average price at The Continuum ranges from $2,800 to $2,900 psf. Prices of the three-bedroom-plus-study are upwards of $3.38 million. At such price levels, the Prestige units present the opportunity for long-term capital appreciation, says SRI's Low.
