Elta, a 99-year leasehold development in Clementi topped the list of private non-landed residential developments that recorded new psf-price highs during the week of June 23 to 30. It scored a fresh record of $2,907 psf when a 926 sq ft three-bedder was purchased from the developers for $2.69 mil- lion on June 28.
The sale edges out Elta’s previous high of $2,881 psf, achieved through the sale of a similarly sized three-bedder for $2.67 million at the project’s launch in February 2025.

Located along Clementi Avenue 1 in District 5, the 501-unit development comprises two 39-storey residential towers, housing one- to five-bedroom apartments measuring between 506 and 1,776 sq ft. It also has 36 four-bedroom, dual-key units of 1,313 sq ft each.

Over its launch weekend last year, Elta logged a 65% take-up rate at an average selling price of $2,537 psf. Based on caveats lodged as of July 7, 89 units at the project remain unsold. Elta is slated to receive its temporary occupation permit in 2028.
The second-highest psf-price peak for the week came from a 1,389 sq ft, three-bedroom unit at The Shelford. The second-floor unit changed hands for $3.76 mil- lion on June 25, setting a new record high of $2,708 psf at the freehold condo.
It surpasses The Shelford’s former record of $2,601, established by the sale of a smaller 1,184 sq ft three-bedder for $3.08 million in October 2024.
Completed in 2005, the 215unit development is located in Bukit Timah in prime District 11. Unit types range from one- to four-bedroom layouts spanning 732 to 2,411 sq ft. Nearby retail and food options — including Crown Centre, Serene Centre and Cluny Court — are within a three- to five-minute walk.

Caveats lodged show that the development has logged five resale deals in 2026 thus far, at an average price of $2,424 psf. Excluding the June 25 transaction, the remaining units — sized between 1,076 and 2,411 sq ft — were transacted at prices ranging from $2,190 to $2,555 psf.
In terms of absolute price, the most expensive transaction at the development involved a 2,411 sq ft, four-bedroom unit that fetched $5.28 million ($2,190 psf) earlier this year on Jan 30.

Rounding out the top three psf-price highs for the week is The Waterside condo in Kallang. A 2,400 sq ft, four-bedroom unit on the 21st floor changed hands for $6.28 million ($2,616 psf) on June 24.
That is the first time a unit at the freehold condo has transacted above $2,600 psf. The development’s previous record price of $2,487 psf was established two months prior on April 30 when a four-bedder measuring 2,433 sq ft sold for $6.05 million.

The Waterside is a freehold development on Tanjong Rhu Road in District 15. Completed in 1993, the 502-unit condo comprises six 23-storey residential blocks. It is within a five-minute walk of Katong Park MRT Station and is connected via nearby park connectors to East Coast Park and Bay East Garden, part of Gardens by the Bay.
The Waterside commands one of the highest average resale prices among neighbouring developments. Based on caveats compiled by EdgeProp Singapore, the condo averaged $2,322 psf over the past 12 months, outperforming newer projects such as De Centurion on Tanjong Rhu Road and Fulcrum on Fort Road, which averaged $2,035 psf and $2,091 psf, respectively.
There were no new psf-price lows for the week.
