A bungalow on Matlock Rise has been launched for sale through an expression of interest (EOI) exercise with an asking price of $18 million. This translates to $1,765 psf on the property’s estimated land area of 10,197 sq ft.
The property is a two-storey detached house with a built-up area of 5,514 sq ft. According to JLL, the sole marketing agent for the property, the site's regular shape — with a frontage of about 25.9m and a depth of up to 36.5m — makes it well suited for redevelopment. It could potentially accommodate either a new detached house of about 10,000 sq ft or a pair of two-storey bungalows.
Nicholas Ng, head of land and collective sales at JLL Singapore, adds that the property is "well-kept" and in move-in condition, allowing buyers to occupy it with minimal renovation or generate immediate rental income.
Located within the Braddell Heights estate in District 13, the property is a 10-minute walk from Lorong Chuan MRT Station, which is a stop away from the Serangoon and Bishan interchanges. It is also within a short drive to amenities such as NTP+, myVillage, Nex, and Junction 8.
The property is within 1km of Kuo Chuan Presbyterian Primary School, St. Gabriel's Primary School and Yangzheng Primary School. Several more educational institutions, including Maris Stella High School, Pei Chun Public School and St. Andrew's Junior School, are located within a 2km radius.
“This estate sale serves as an opportunity to own a property that is limited in supply and thus is poised to appreciate overtime,” says Ng.
The EOI exercise for the house will close on Sept 18 at 3pm.
