Four-room HDB resale flat on Upper Boon Keng Road sold for over $1.3 mil

SINGAPORE (EDGEPROP) - A four-room HDB resale flat located at 8B Upper Boon Keng Road in the Kallang-Whampoa estate has been sold for $1.300888 million. The 28th-floor unit measures 1,023 sq ft, which means the price works out to $1,272 psf. The deal was brokered by Martin Silva, associate division director at Huttons Asia.

The sale marks a new high for four-room flats located outside the Central Area, says Lee Sze Teck, Huttons’ senior director of data analytics. This excludes the sale of a four-room adjoining flat at 50 Moh Guan Terrace in Tiong Bahru. The 1,894 sq ft unit, comprising an amalgamated pair of adjacent three-room flats, was sold for a record $1.5 million ($792 psf) in June.
Prior to the sale of the unit at 8B Boon Keng Road, the previous record for a four-room flat outside the Central Area was the sale of a 1,023 sq ft HDB flat at Sky Terrace@Dawson on Dawson Road in the Queenstown estate that fetched $1.188888 million ($1,162 psf) in February, based on HDB resale transaction data on the data.gov.sg website.

Islandwide, the record for a four-room resale flat is the sale of a 1,011 sq ft unit at Pinnacle@Duxton. The flat, located at 1B Cantonment Road, was sold for $1.41 million in August, setting a new record psf-price for a resale HDB flat at $1,394 psf
Given its high floor, the unit that was sold at 8B Boon Keng Road enjoys fully unblocked views of Kallang River and Marina Bay Sands. The block it is located in is one of three blocks that make up Kallang Trivista, an HDB cluster at 8 Upper Boon Keng Road that was completed in 2016.
The development, which has a total of 808 units, achieved its minimum occupation period in 2021. It is a short walk away from Kallang MRT station. Other amenities nearby include the Kallang River park connector as well as Sheng Sioing and FairPrice supermarkets.
Huttons' Lee notes that the flat is not subject to Prime Location Public Housing Scheme (PLH) restrictions, offering the new homeowner flexibility in their investment.

The transaction at Kallang Trivista comes as the number of four-room flats transacted for at least $1 million has reached an all-time high. Figures on data.gov.sg show that 86 four-room flats have changed hands for at least $1 million to date this year. In comparison, only 38 such transactions were recorded for the whole of 2022, while 44 were recorded in 2021.
