The property occupies a land area of 1,738 sq ft, which means the asking price translates to a land rate of $2,992 psf.
Nestled in a landed enclave bounded by Simei Avenue and Upper Changi Road, the property has a built-up area of approximately 2,700 sq ft. The terrace features four bedrooms plus a helper’s room, alongside four bathrooms, two of which are en suite. It also includes a front porch parking space.
Caveats lodged with URA show that the property last changed hands in January 2023 for $3.28 million ($1,887 psf).

According to PropNex, the owner invested close to $700,000 to carry out extensive additions and alterations (A&A) works on the property, which included expanding the gross floor area by about 200 sq ft.
