A freehold three-storey shophouse along Desker Road, within the Desker Road conservation area, is up for sale via private treaty with an indicative price of $10.5 million, according to Colliers, the marketing agent for the property.
The shophouse sits on a plot spanning approximately 1,315 sq ft, with an estimated gross floor area (GFA) of 3,945 sq ft. Based on the GFA, the indicative price translates to $2,661 psf. Zoned for commercial use, the property is not subject to the additional buyer’s stamp duty.
Currently, the shophouse is fully leased to a diversified tenant mix, says Colliers. However, the property can be repositioned to optimise underutilised spaces, the firm adds.

Situated within the Rochor planning area, the asset is expected to benefit from footfall from nearby shopping hubs such as Mustafa Centre, Tekka Market and City Square Mall, alongside Farrer Park Hospital. Both Farrer Park MRT Station on the North-East Line and Jalan Besar MRT Station on the Downtown Line are also less than a 10-minute walk away.
