Rare conservation shophouse in Jalan Besar up for sale at $8.19 mil

A two-storey conservation shophouse at 127 Tyrwhitt Road is up for sale via private treaty with an asking price of $8.188 million, according to its exclusive marketing agent, Jasmine Lau, Associate Group District Director at PropNex Realty Pte Ltd.
Positioned within the heart of the Petain Road/Tyrwhitt Road conservation area, the two-storey shophouse is a freehold property. The first storey of the shophouse is approved for commercial use, while the upper level has approval for use as a temporary office, offering flexible dual-use potential.
Based on the site area of approximately 1,512 sq ft and a maximum plot ratio of 3.0, the maximum allowable gross floor area is around 4,536 sq ft, offering future asset enhancement potential, says Lau. It will be sold with an existing tenancy, providing immediate rental returns.
The ground floor currently houses a hair salon equipped with multiple water points, three bathrooms, and three hair basins, making it ideal for wellness or lifestyle concepts seeking a ready-to-operate unit. The upper level, formerly occupied by a hostel operator, has been partitioned into three bedrooms and includes three bathrooms, each with a separate shower cubicle. It also offers a kitchen and a generous balcony that complement the property's facade, notes Lau.

Located just minutes from Lavender and Farrer Park MRT Stations, the property is situated across from Jalan Besar Stadium and sports centre. The property is located in a mature, thriving F&B cluster, surrounded by a coffee shop and a vibrant cafe scene.
“This conservation shophouse presents a rare opportunity for owner-occupiers, such as individuals or families looking to live and work in the same place, to own a conservation asset with investment potential,” says Lau.
She adds that the property offers “untapped potential” given its dual-use zoning. The shophouse previously obtained approval to operate as a backpacker hostel until 2019, before receiving approval for its current use. Subject to approval from the relevant authorities, the ground floor could be converted for F&B use, and the upper level could be used as an office.

In addition, while the front portion of the existing pitched tile roof must be retained in line with conservation guidelines, there is potential to extend the building towards the rear. The allowable extension may be constructed approximately 600m from the edge of the existing rear roof, which can be extended up to a maximum of six storeys.
“Given its track record of prior approvals, the property is well-positioned to secure future change-of-use permissions – unlocking a wide range of possibilities for prospective buyers,” says Lau. She adds that the potential for F&B use is further underscored by the neighbouring conservation shophouse at 131 Tyrwhitt Road, which obtained its “Restaurant” approval and is currently tenanted and occupied as a cafe.

Based on URA caveats, the shophouse at 131 Tyrwhitt Road last changed hands in August 2022 for $7.3 million. The property occupies a land plot of 1,421 sq ft, with a total floor area of 3,509 sq ft, translating to $5,137 psf for the land area. In 2016, the property underwent additions and alterations (A&A), adding an attic and a three-storey rear extension.
Against this backdrop, Lau says the asking price of $8.188 million for 127 Tyrwhitt Road presents a compelling entry point for buyers seeking a conservation asset in a tightly held enclave. Based on its land area, the property's price works out to approximately $5,415 psf.
According to a shophouse report by PropNex Research, shophouse prices in Districts 7 and 8 have been steadily increasing, recording an average price of $6,150 psf (on land area) in 3Q2025.
