Freehold unit at The Esta scores new high of $2,317 psf

The Esta topped a list of condos that saw a new price-psf high from Jan 26 to Feb 2. This came from the resale transaction of a three-bedder unit on the 13th floor, on Jan 30. The 1,346 sq ft unit was sold at $3.12 million, which works out to about $2,317 psf.
Based on caveats lodged, this marks an all-time high in terms of psf-prices transacted at the condo since its launch in 2008. It beats the previous high of $2,310 psf set when a 1,593 sq ft, four-bedroom unit was resold for $3.68 million on Jan 22.

The Esta is a freehold condo along Amber Gardens in Marine Parade (District 15). The development has 400 units across five towers, comprising two- to four-bedders occupying between 1,001 and 1,711 sq ft. The development also has penthouses measuring between 2,368 and 3,477 sq ft.

Watermark Robertson Quay also saw a new psf-price high, of $2,265 psf, during the period in review. This was achieved with the resale transaction of a two-bedder unit on Jan 30. The 904 sq ft unit was sold at $2.05 million.

This narrowly beats the previous record of $2,264 psf, when a 1,281 sq ft three-bedroom unit changed hands for $2.9 million in May last year. That was also the only resale transaction recorded at the condo last year.
Watermark Robertson Quay is located on Rodyk Street, overseeing Singapore River, in District 9. The condo was completed in 2008. It comprises 206 freehold units, including a mix of one- to four-bedroom units measuring between 1,152 and 2,562 sq ft.
Over at The Regalia, the freehold condo also saw a new psf-price high of $2,239 psf during the period in review. This comes with the sale of a four-bedroom unit measuring 2,573 sq ft. The unit was sold at $5.76 million on Jan 26.

This is the first time that the condo has crossed the $2,000 psf mark. The previous psf-price high of $1,799 involved the sale of a 1,216 sq ft, three-bedroom unit for $2.19 million in 2021. Prior to the latest transaction, the 2021 sale was the last time that the condo saw a transaction.
The Regalia is located along River Valley Close in River Valley (District 9). Completed in 1993, the freehold condo houses 112 apartments and four penthouses. It has close proximity to Orchard Road and the CBD.
