Gavan Lee: Charting a Course to Blue Skies in the Landed Market

Despite having a relatively short runway of less than two years as a full-time property agent, Gavan Lee has already soared to the upper echelons of PropNex, placing within the agency's top 1% of agents last year. This year, he is on track to achieve a seven-figure commission — predominantly through high-value transactions in Singapore's coveted landed property market.
But becoming a PropNex millionaire was never part of his original flight plan. Before stepping into the world of real estate, Lee was a Weapons Systems Officer (WSO) on the F-16D+ in the Republic of Singapore Air Force (RSAF), operating one of the world’s most advanced fighter jets. He had a clear trajectory in life—until a training exercise left him with a severe spinal injury.
“I found myself in constant pain,” Lee recalls. “I tried everything: medication, physiotherapy, even traditional Chinese medicine. Nothing worked.”
After years of battling chronic pain, he made the difficult decision to undergo surgery, knowing full well that it would cost him his flying career.
“I couldn’t fly again after my surgery. I had to restart my whole career,” he recounts. “I sank into a deep depression for two years.”

A leap of faith
Raised in a humble 7-sibling household squeezed into a small HDB flat, Lee understood the importance of financial security early on. After his medical discharge from the RSAF, he explored various career paths—from mortgage brokering to logistics management—but nothing gave him the camaraderie, financial upside, or challenge he once had in the RSAF.
"That was when I decided to take a leap of faith," he shares. On the advice of a close friend — and with a young family to support — Lee quit his office job to become a property agent.
Like most new agents, financial success didn’t come overnight. But what he found in PropNex was a community that valued mentorship and shared knowledge, much like his days in the Air Force.
“The framework for success in this industry is already in place. The challenge is whether you have the discipline and tenacity to execute,” says Lee. “It’s not to say the path is easy, but at least it is illuminated.”

Breaking into the landed market
From the beginning, Lee knew that breaking into the landed property segment — one of Singapore’s smallest yet most lucrative real estate markets — would not be easy. With only about 73,000 landed homes island-wide, competition among agents is fierce. But instead of resistance, Lee found guidance from seasoned mentors who helped him develop a strong knowledge base, positioning strategy, and market presence.
His commitment to mastering the landed segment paid off. One of his standout transactions was a two-storey semi-detached home that had sat on the market for nearly a year. Within just six weeks of taking over the listing, Lee’s strategic approach—leveraging data-driven insights, premium marketing, and a consultative selling style—helped secure a buyer at the seller’s desired price.
"Landed properties are more than just an asset class," explains Lee. "Unlike HDBs or condos, each landed home tells a unique story — from its architecture to the aspirations of the owners. Understanding this is what sets great agents apart."
Today, his growing track record of multi-million-dollar landed transactions has positioned him as a sought-after landed property specialist.

Now, with a series of successful deals under his belt, Lee is channelling his expertise into grooming the next generation of top-performing agents.

"I intend to keep my team small and agile for now so I can personally mentor them and refine our approach," Lee explains. Since bringing on his first team member late last year, his squad has grown to five agents, all of whom are already closing deals.
