Kingsford to preview Lentor Gardens Residences on July 4 at prices averaging $2,350 psf

The public preview for Lentor Gardens Residences, a 502-unit development in the Lentor Hills estate, will begin on July 4. Sales bookings for the 99-year leasehold private residential project will commence two weeks later, on July 18.
Developed by Kingsford Group, Lentor Gardens Residences features four towers — three spanning 16 storeys and one rising eight storeys — that house two-, threeand four-bedroom units. There are also three strata five-bedroom terraced houses.
The units have an indicative average price of $2,350 psf, according to the developer.
“Lentor Gardens Residences combines biophilic appeal with urban conveniences in the newly developed Lentor Hills precinct,” says a Kingsford spokesperson. The project is adjacent to the upcoming Lentor Hillock Park — a landscaped green space being developed by the National Parks Board and URA at the centre of the estate.

Other biophilic features include a 200m waterscape consisting of a 75m main pool, a 50m lap pool and a series of therapeutic and themed pools. The majority of units will face a pool or the park, with higher-storey premium units enjoying views of the nearby Lower Peirce Reservoir and Thomson Nature Park.
Facilities at the condo are spread across the basement, first storey and Sky Terraces located on the ninth level of each 16-storey tower. They include an early childhood development centre and three commercial shop lots at the basement level, along with exercise corners and open-air hosting spaces at the Sky Terraces.
The project is within walking distance of Lentor Modern mall, a 90,000 sq ft shopping centre that opened in January. Residents will also be able to walk to Lentor MRT Station, on the Thomson-East Coast Line, located about 500m away.
Other retail amenities nearby include AMK Hub, Jubilee Square and Thomson Plaza. The development is also close to schools such as Anderson Primary School, CHIJ St Nicholas Girls’ School, Presbyterian High School and Anderson Serangoon Junior College.
The condo is expected to obtain its temporary occupation permit in 3Q2029.
Lentor Gardens Residences will be the seventh private residential development to launch in the Lentor Hills estate. It occupies a Government Land Sale plot spanning over 222,000 sq ft awarded to Kingsford in April 2025 for $429.23 million, or $920 psf per plot ratio (psf ppr).
The developer bested one other bidder for the site: a consortium comprising Hong Leong Holdings, TID and CSC Land Group that submitted a bid of $905 psf ppr.

The last development to launch in the Lentor Hills estate was the 477-unit Lentor Central Residences by Hong Leong Holdings, GuocoLand and CSC Land Group. During its launch weekend in March 2025, the project achieved a 93% take-up rate. It was subsequently fully sold by November of the same year. Units were sold at an average price of $2,207 psf, based on caveats lodged.
Lentor Gardens Residences will be Kingsford’s first development in Lentor Hills. The developer’s other ongoing projects in Singapore comprise the 142-unit The Hill @ One North along Slim Barracks Rise; the 916-unit Chuan Park, a redevelopment of the previous condo that sold en bloc; and the 937-unit One Marina Gardens in the emerging Marina South precinct.
