Ground-floor unit at Martin No 38 on the market for $2.688 mil

SINGAPORE (EDGEPROP) - A one-bedroom plus study apartment at Martin No 38, located on Martin Road in prime District 9, will be among the properties offered by Colliers International under its first private treaty offering for this year. The 1,076 sq ft unit will be put up for sale with a guide price of $2.688 million ($2,498 psf).
The freehold condominium by SC Global Developments was launched in July 2008 and completed in 2011. The 91-unit condominium features one- to three-bedroom apartments ranging from 969 sq ft to 3,068 sq ft, as well as two penthouses of 3,660 sq ft and 4,392 sq ft.
Located in the River Valley residential enclave, the development is close to Clarke Quay and Robertson Quay. Nearby high-end residential developments include Martin Modern, which is also on Martin Road, and The Avenir on River Valley Close. Fort Canning MRT Station on the Downtown Line is a 12-minute walk from the condo.

The 1,076 sq ft unit for sale is one of three similarly sized ground-floor units at Martin No 38. They are the only ground-floor units available at the development. According to the property listing, the unit will be sold with an existing tenancy that will end in November 2022.
In September 2018, a one-bedroom plus study unit on the ground floor at Martin No 38 was sold for $2.85 million (2,648 psf). A neighbouring unit of similar size had changed hands for $2.45 million ($2,276 psf) in November 2017.
The most recent transaction at Martin No 38 was on Sept 1 last year, when a 4,392 sq ft penthouse unit on the 15th floor was sold for $9.2 million (2,095 psf), based on caveats lodged with URA. Prior to that, a 1,335 sq ft, three-bedroom unit on the seventh floor transacted at $3.48 million ($2,607 psf) on Jan 13, 2020.
