What's moving the market: Singapore's biggest property deals and hottest searches (July 24)

Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp.
The following insights are compiled from EdgeProp Buddy, URA Realis and data.gov.sg, downloaded as of July 21.

Non-landed private homes — new launches, resales and rents

Ranking first for the highest-priced, non-landed private residential units transacted in the last fortnight is freehold District 9 condo Hilltops along Cairnhill Circle, with a ground-floor apartment being sold for $11.45 million or $3,570 psf.

Another unit at the same development was the ninth most expensive, going for $5 million or $3,226 psf.
Just last month, Hilltops had also held pole position on this list, with a fourth-storey unit fetching close to $8.09 million on June 18.

Grand Dunman came in second for the latest period in review ending July 21, as an 18th-storey unit changed hands for $7.15 million or $2,331 psf.
In March this year, a two-bedder at Grand Dunman had set a new price high of $3,015 psf, which crossed the $3,000 psf threshold for the first time, EdgeProp Singapore reported.
Promenade Peak took up two spots on the list of priciest condo deals, as two vertically stacked, high-floor units — on the 58th and 59th storeys — were sold on the same day (July 11) at $6.6 million each. The 63-storey skyscraper will stand 240m tall and be considered Singapore's tallest full-residential tower when completed.
The developer had moved 320 units (54%) at Promenade Peak at an average of $3,343 psf during its launch in August 2025. The 99-year leasehold project sits along Zion Promenade in District 3 and is a two-minute sheltered walk to Great World MRT Station.

Top contenders in the private residential rental market include Normanton Park, Treasure At Tampines, The Sail @ Marina Bay, Leeden Green, D’leedon, Marina One Residences and Commonwealth Towers. The 10 most popular rented condos in Singapore each saw 35 to 56 rental contracts inked based on the latest available data.

The highest rents for condo units ranged from $28,000 to $47,000 per month.
Leading the pack was The Colonnade, a 1986 development with 90 units, situated along Grange Road in District 10. A five-bedroom apartment measuring more than 7,000 sq ft is being leased for a monthly rent of $47,000, which works out to $6.67 psf.
V on Shenton came in second, with a $38,000 per month rental deal, while Nassim Park Residences had two units making the list — one being rented at a monthly rate of $38,000 and another at $34,000

Union Square Residences saw nine deals during the fortnight in review, making it the most transacted new-launch condo based on caveats lodged.
One Marina Gardens posted six transactions, while Arina East Residences and Hudson Place Residences each logged four sales

Landed homes — highest transacted prices and rents

In the landed property segment, the priciest transaction in the last 14 days involved a freehold detached house on Trevose Crescent which was sold for $21.5 million, or $2,763 psf based on its land area of 7,782 sq ft, on July 8.
Next, along the Princess of Wales Road in District 10, a detached house fetched $17.5 million in a resale transaction. The 999-year leasehold land plot spans 6,485 sq ft, which translates to $2,698 psf.
A freehold semi-detached home on Boscombe Road was transacted for $9.8 million on July 10. Based on 2,715 sq ft of land area, the price tag works out to $3,610 psf. This is the first caveated transaction along the street since a December 2024 deal.

Over in the leasing market, the top 10 landed homes achieved monthly rents of at least $30,000.
The highest rent of $53,000 per month is going to a house in the Good Class Bungalow Area along Belmont Road/Morley Road. That works out to about $7.31 psf.
Likewise, following closely behind are landed properties on Cluny Park Road, Binjai Park, and Garlick Avenue, fetching $52,000, $50,000, and $49,000 per month, respectively

HDB flats — top prices and rents, most transacted blocks

A high-floor flat in Clementi was among the highest-priced HDB resale transactions over the past fortnight. Located between the 37th and 39th storeys, the unit along Clementi Avenue 4 was sold for $1.38 million.
Similarly, on Strathmore Avenue, a HDB flat on levels 34 to 36 made the list. It changed hands for $1.325 million on July 17.
Among younger buyers who purchased million-dollar HDB resale flats last year, a significant proportion were either purchasing their first homes or upsizing from a smaller HDB unit, according to a PropNex survey. On the other hand, most of the older buyers were mainly downsizing, either from private property or a larger HDB flat.

As for flats up for rent, an executive unit in Jurong West bagged pole position with a monthly rent of $6,250, based on leases from July 2026.
Nearby, another executive flat on West Coast Drive is bringing in $6,000 per month.
Along Commonwealth Crescent, a four-room HDB flat is being leased out for $5,150, while a five-room flat in Dover is fetching $5,100 per month.
