Hotel at Lorong 12 Geylang back on the market at lower price of $110 mil

A 184-key hotel at 12 Lorong 12 Geylang has been launched for sale through an expression of interest (EOI) exercise with a guide price of $110 million. This price works out to about $598,000 per key.
The eight-storey freehold hotel was previously launched for sale in 2024 at a guide price of $120 million, or roughly $650,000 per key. “We expect renewed interest at the revised price point from family offices, HNWIs, corporates and real estate funds,” says Michael Tay, deputy managing director and head of capital markets, Singapore at CBRE, which is handling the sale.
The hotel occupies a freehold site measuring 15,731 sq ft, with dual street frontage of about 80m. Comprising a gross floor area (GFA) of approximately 43,500 sq ft, it includes a lobby, 184 rooms averaging 175 sq ft in size, and private parking facilities. Based on the hotel’s GFA, the revised guide price translates to $2,528 psf.

Tay notes that demand for hospitality assets remains strong, as broader market fundamentals continue to support investor appetite. Hotel deals last year include the sale of the former Hotel Miramar Singapore on Havelock Road for $160 million to asset management firm Aravest and Wee Hur Property, as well as LHN’s sale of 115 Geylang Road for $25.8 million.
CBRE’s associate director of capital markets for Singapore, Joshua Giam, highlights that 12 Lorong 12 Geylang’s city-fringe location makes it well-suited for alternative accommodation models such as co-living and long-stay concepts.
The EOI exercise will close on Mar 26 at 12pm.
