One of the most anticipated new project launches this year is JadeScape, a redevelopment of the former Shunfu Ville by leading developer Qingjian Realty. This is because there has not been a new launch in the Marymount-Thomson area since 2015, when Thomson Impressions made its debut.
JadeScape is located within a short walk of the Marymount MRT station on the Circle Line and just one stop from the Bishan MRT interchange station for the Circle and North-South Lines. In the future, JadeScape will also have access to the Thomson-East Coast and Cross Island Lines. The project is within a 10- to 15-minute drive from the CBD and Orchard Road and offers a cachet of luxury and prestige that is prized in today’s competitive private property market.
The name “JadeScape” is based on award-winning architect Paul Noritaka Tange’s concept of an Asian garden. He emphasises greenery and sees the design of the project as an extension of its surroundings, namely MacRitchie Reservoir Park and Ang Mo Kio-Bishan Park.
Tange has also designed JadeScape such that the low-floor units have a close-up view of the landscaped gardens, including themed pavilions, multi-tiered pools and leafy trails. As the residential towers are above 20 storeys, highfloor units will have panoramic views of the Mac-Ritchie Reservoir Nature Reserve and the neighbouring landed estates.
Within JadeScape, there is a wide variety of unit types for homebuyers to choose from: one- to five-bedroom apartments and penthouses. As the project occupies a site of more than 400,000 sq ft, there are over 100 facilities for residents to enjoy.

SMART LIVING
Besides effi cient layout designs, units in JadeScape also come with smart-home features. Qingjian Realty has been a first-mover in embracing the digitalisation wave — with its hiLife app, residents can book condo facilities, schedule maintenance services and source for education or enrichment centres in the neighbourhood for their children.
Residents can also use the app to remotely access a myriad of features in their homes, including the air conditioning, door locks, dishwasher, IP camera, water purifier, lightings and curtains. Smoke detectors in each house are also linked up via the system and can quickly alert the security and management office when triggered. Homeowners have the freedom to add on extensions to monitor their water and power usage, and to alert them whenever servicing is due or there is a water leakage or temperature increase.
JadeScape will also be the first private residential development in Singapore to implement a Smart Estate Management System — a digital solution that taps narrow-band IOT capabilities powered by Singtel, allowing for more efficient monitoring of common areas.
Residents can have peace of mind with 360˚ home protection: All lobbies are equipped with facial recognition technology and each unit comes with an all-sensing doorbell to ensure that intruders do not enter the premises.
Parents with young children have the option of installing two-way pan-tilt-zoom cameras within their residence using the customised app for JadeScape residents. This feature will allow them to monitor their young children while on the go.

THE GOLD STANDARD
In a country such as Singapore, where the overall population is ageing and life expectancy has risen, residents may have to live with their parents, either to look after them in their old age or to have them around to watch over their grandchildren.
Qingjian is aware of this growing demand and is the first developer to incorporate multi-generational homes within its projects. JadeScape has units that are customised and fitted out for seniors to allow them to age in place. These “Gold Standard” units feature gentle sloping ramps at the entrance and balcony, non-slip bathroom and kitchen flooring, lowered countertops, pull-down hydraulic dish racks in the kitchen and pull-down wardrobe hangers in the bedrooms for easier access. Bathrooms will also be fitted with handrails. There will also be smart-home provisions such as sleep sensors and audio IP cameras.
