Last month, a five-room HDB flat at 7 Pine Close was sold for $1.375 million ($1,161 psf), marking a record high for five-room flats in Geylang. The 1,184-sq ft flat is located on the 19th to 21st storeys.
The record-high price paid for the subject flat could be attributed to its close proximity to amenities such as Mountbatten MRT Station, Kallang Estate Fresh Market and Food Centre, and Old Airport Road Food Centre and Shopping Mall (see Map 1). Schools within a 1 km radius include Kong Hwa School, Broadrick Secondary School and Dunman High School (Secondary and Junior College).

Another contributing factor could be its relatively long remaining lease of approximately 73 years, as the lease of the subject flat commenced in 2000.

Of the 71 five-room flats in Geylang that changed hands last year, only four fetched at least $1.3 million (see Table 1), far surpassing 2024’s top price of $1.15 million ($890 psf), which was paid for a five-room flat at 9 Pine Close.

A 1,292-sq ft flat at 56 Cassia Crescent fetched the second-highest price of $1.32 million ($1,022 psf) among five-room flats in Geylang. Notably, this flat is a short walk from the subject flat (see Map 2). The lower price paid for the flat along Cassia Crescent could be because it is farther from Mountbatten MRT Station.

Additionally, the flat along Cassia Crescent has a shorter remaining lease of approximately 71 years, as its lease commenced in 1998.
