When it comes to the vast residential landscape in Kuala Lumpur, the Mont’Kiara area stands out as one of the Malaysian capital’s most coveted neighbourhoods. Popular among locals and expatriates, the affluent township has become synonymous with luxury high-rise condos and upscale lifestyle offerings that cater to its international community. It is also known for its proximity to Bukit Kiara, a nature park filled with hiking and cycling trails.
Within this coveted neighbourhood, no property developer has had more of an influence than UEM Sunrise. For the past 20 years, the company has played an instrumental role in the development of Mont’Kiara. It remains a preferred developer in the area, given its solid track record in residential and commercial projects.
UEM Sunrise recently debuted its latest offering in Mont’Kiara – a freehold residential development called The MINH. Comprising two towers spanning 41 and 42 storeys respectively, it has 496 units. The project occupies a sprawling land site of 6.2 acres (about 2.5ha), which means it has a low density of just 80 units per acre.
The project’s name has a significant dual meaning that reflects its concept and design. In Vietnamese, “MINH” means “bright” – a subtle tribute to “Kiara” which means “light”. MINH also serves as an acronym for “Mont’Kiara Indochine-inspired Nature Homes”.
Units at The MINH are now available to buyers keen on acquiring a prestigious residence in Kuala Lumpur. Prices start from $418,000 (RM1.4 million) for a 149 sq m (1,607 sq ft) unit, before going up to $836,000 (RM2.8 million) for a 279 sq m (3,010 sq ft) unit, offering an attractive pricepoint for a luxury development in the coveted Mont’Kiara area.

Design that fuses East and West

The MINH is anchored in a stunning Indochine resort-living concept that offers residents a sanctuary of understated elegance and luxury. Specifically, the design revolves around a harmonious mix of French colonial and Vietnamese vernacular styles, offering an exquisite combination of Eastern and Western influences.
To bring this concept to life, UEM Sunrise has employed a specific palette of colours and motifs. From the moment residents and visitors cross the threshold of The MINH, they will be immersed in these design elements that create a distinct identity for the development.
For example, at the grand entrance, residents are greeted by warm wood carvings that exude a villa-style ambience. In the lobby, a striking Indochine tile design in black and white is juxtaposed with a calming print of tropical greenery against a gray backdrop. At The MINH’s expansive facilities deck, Indochine tile patterns are used throughout the pool areas, while poolside gazebos evoke colonial-style pavilions. Elsewhere on the condo grounds, a French garden with a water fountain offers geometric lines, cool tones and specially curated landscaping.

Resort-style facilities

To be sure, one of The MINH’s outstanding features is its vast array of resort-style facilities that provide residents with a variety of spaces for leisure and retreat.
Spread across two levels, the crown jewel of The MINH’s facilities deck is the multiple pool areas. Comprising a kid’s pool, a lap pool and an outdoor jacuzzi, the interconnected areas lie at the heart of the project’s site, between the two residential towers. The 80m lap pool is split into two halves (40m each), with a beautiful cascading water feature separating the two levels. Here, a viewing deck was also thoughtfully installed, allowing residents a comfortable spot to soak in the scenic view.
A plethora of amenities surrounds the pool areas, including a sauna and halotherapy room, a steam room, indoor and outdoor gyms, and a yoga studio. There is also a tennis court, a barbecue area, a bamboo garden and an open lawn. For families with children, plenty of recreational space has been provided for the little ones, with both an indoor and outdoor playground along with a kickabout lawn.
Taking into consideration the needs of residents, UEM Sunrise has also curated different spaces where residents can relax or entertain guests. These include a lounge room, a reading room with a double-volume ceiling height, and a function hall that comes with a kitchen area. Keeping to the Indochine design aesthetic, these rooms also feature tasteful design motifs such as copper fittings, rattan furniture, and arches and curves integrated into the walls and cabinetry.

Luxurious and spacious homes

Residences at The MINH were designed with luxury and spaciousness in mind. Each floor contains just six units, allowing for generously-sized homes. All homes are three-bedders with floor areas ranging from 149 to 279 sq m (1,607 to 3,010 sq ft), depending on the layout type.
While all units feature open-concept layouts and spacious en suite bedrooms that can fit a study area, UEM Sunrise crafted different floor plans to accommodate the needs of different buyers. Types A and B feature a bungalow-style unit design without shared walls, thus ensuring more privacy. Type A, at 149 sq m (1,607 sq ft), comes with a utility room, while Type B (192 sq m or 2,076 sq ft) has two utility rooms as well as a powder room.
Meanwhile, Types C and D are sized at 253 and 279 sq m (2,733 and 3,010 sq ft), respectively. Besides having a more substantial footprint, these larger units each feature a lanai, a beautiful space adjacent to the balcony which provides a versatile area for residents. Type C and D units also come with private lift lobbies.
All units at The MINH have a breakfast and kitchen space that owners can opt to combine, offering further flexibility.
Beyond the residences, UEM Sunrise has also meticulously ensured that attention was given to every detail to optimise their day-to-day experience. This includes an express ramp to the multi-level parking floors, a four-tier security system, an automated waste collection system, and touchless elevators. In addition, the car park comes equipped with electric vehicle charging bays.
