When Nava Grove, a 552-unit residential development in District 21’s Pine Grove area, launched for sale in November of last year, it faced stiff competition. That month saw a flurry of activity in the property market, with an unprecedented six new developments making their debut.
Apart from Nava Grove, other projects launched comprised City Developments’ 366-unit Union Square Residences on Havelock Road; Kingsford Development’s 916-unit Chuan Park on Lorong Chuan; Sim Lian Group’s Emerald of Katong on Jalan Tembusu; Hoi Hup Realty and Sunway Developments’ 504-unit executive condo Novo Place in Tengah; and SingHaiyi Group's 367-unit The Collective at One Sophia on Sophia Road.
Despite the stacked project launches, Nava Grove managed to hold its own. The development achieved a 65% take-up rate during its launch weekend, with 359 units sold at an average price of $2,448 psf. To date, the development has already shifted over 85% of its units, with units transacted at an average of around $2,465 psf.

The sales highlight positive momentum for Nava Grove and a successful collaboration between its joint developers, MCL Land and Sinarmas Land. Nava Grove also marks Sinarmas Land’s first residential development in Singapore. The company, which is the real estate arm of Indonesian conglomerate Sinarmas, is one of Indonesia’s largest property developers.

Nava Grove’s success was further validated at the EdgeProp Singapore Excellence Awards (EPEA) 2025, where it swept four awards: Design Excellence, Innovation Excellence, Showflat Excellence, and Top Development.
The wins round out an eventful year for both of its developers. Earlier this year, Sinarmas Land, which was formerly listed on the Singapore Exchange, was taken private by the Widjaja family, who controls the Sinarmas group. Not long after, MCL Land’s owner, Hongkong Land Holdings, announced in September that it was selling the former to Malaysian conglomerate Sunway Group for $739 million. The deal is expected to be completed by the end of the year.

Leveraging site qualities

Nava Grove occupies a 269,522 sq ft site along Pine Grove. Located off Ulu Pandan Road, it is close to Clementi Forest.
MCL Land and Sinarmas Land had acquired the 99-year leasehold site through a Government Land Sale (GLS) tender that closed in November 2023. The joint developers had submitted the highest of three bids received for the plot, at $692.388 million, or $1,223 psf per plot ratio. It neighbours another GLS plot, Pine Grove (Parcel A), which is now the site of the upcoming 520-unit Pinetree Hill by UOL Group and Singapore Land Group.
Nava Grove’s site has a sloped terrain, with one end measuring 18.4m above Ulu Pandan Road, while the other measures 11m above street level. Leveraging this natural elevation and the site’s green surroundings, the developers decided to raise the residences to allow units to enjoy panoramic views of Clementi Forest to the north, and Dover Forest to the South.

Designed by P&T Consultants, Nava Grove has three residential towers, each rising 24 storeys. The towers are perched 12.6m above ground level, with units starting on the second floor. Combined with the elevated terrain, the second-floor units stand at a height equivalent to the eighth storey of a typical housing block on street level. While all three towers sit on a north-south axis, each tower was rotated in slightly varying degrees, ensuring cross-ventilation, maximised views, and privacy for the residences.

Extensive facilities

“Because the residences are elevated, the facilities are nestled closer to the ground,” notes Lim Koon Park, principal architect at Park + Associates and a judge for the EPEA. Besides minimising the need for additional structures, they allow residents to enjoy the landscaping with less disruption, he adds.
At the heart of the development is a 50m freeform lagoon pool that sits between the three blocks. Serving as a focal point, it is surrounded by lawns, lounge decks, cabanas and other facilities that make up the Entertainment Zone, which was designed for residents to gather and entertain in a resort-like setting. Here, residents also have access to a clubhouse with a function room and an attached outdoor terrace.

The Wellness Zone features an infinity edge pool, along with other facilities for relaxation, such as a yoga lawn, a jacuzzi, and a pool deck. Located on the Ulu Pandan Road end of the site, which is closest to Clementi Forest, it also features cantilevered pavilions overlooking greenery, providing quiet nooks for reading and studying. A second clubhouse offers another function room on the second floor, taking advantage of the views.
The Play Zone is anchored by a children’s pool, along with other kid-friendly amenities, including a playground and an indoor playroom. There is also a gym, a pet lawn, and a tennis court. Meanwhile, the Arrival Zone, located at the condo’s main entrance, includes a decorative water cascade, a courtyard, and a resident’s lounge.

Connection to nature

For MCL Land and Sinarmas Land, it was important that Nava Grove celebrated the site’s natural features, along with its location close to the verdant Clementi Forest. To that end, the project’s landscaping and recreational areas, helmed by STX Landscape Architects, make up 80% of the site.

Echoing streams and other natural bodies of water, all the developments’ pools have organic shapes. Other water features, including a wading pool and a lazy river, help to visually tie together the free-form pools, creating a continuous watercourse that gently weaves throughout the site.

Along the western edge of the site, a cluster of existing angsana trees was conserved and artfully integrated into the landscape and facilities design. Two more conserved trees near the condo’s entrance act as a centrepiece for the arrival plaza.
Lush, layered planting was harnessed to encourage a deeper connection to nature. Featuring 17 species of trees and over 80 species of shrubs, the diverse mix includes aromatic herbs and flowering plants that add a fragrant and visually vibrant atmosphere.

Well-appointed homes

Nava Grove has units ranging from two-bedroom apartments that start from 624 sq ft to five-bedroom premium units of 1,722 sq ft. The diverse mix also includes four-bedroom dual key units of 1,464 sq ft.
The layout designs for the residences focus on spatial efficiency, comfort and liveability. For instance, the two-bedroom units feature a functional dumbbell layout, while select two-bedroom premium and two-bedroom-plus-study units have ensuite bathrooms in both bedrooms. In most three-bedroom units, kitchens and bathrooms have natural ventilation, while three-bedroom premium units and above include a dry kitchen and a walk-in pantry.

The four- and five-bedroom premium units come with private lift access, and are designed with expansive living areas and balconies that take advantage of the sweeping views overlooking greenery or the condo’s pools. All units come with Smeg appliances for the kitchen, while premium units also feature additional provisions, including a Wells water purifier and a Steigen drying rack.
Alongside smart home features such as a digital doorbell and smart lighting, residents have access to an integrated app for issuing digital passes for visitors, making online payments of maintenance fees and deposits, and booking facilities. A digital user feedback platform is also available to support proactive management and swift resolution of issues.

Winning showflats

Nava Grove received special recognition for its showflat from this year’s EPEA judges, winning the Showflat Excellence award. Designed by 2nd Edition, the Nava Grove sales gallery is located at the condo’s actual site on Pine Grove.
The location presented a unique opportunity to showcase elements of the development. A key feature is two of the conserved trees, which visitors to the sales gallery can see in person.

Entering the gallery, visitors are greeted by an elegant reception area, which leads to the main hall that houses the development’s scale model. One end of the hall features floor-to-ceiling windows that overlook the conserved trees and other landscaping features, while another has a separate section with generous seating areas.
From the main hall, visitors walk down a short hallway to access the show units. Comprising three different unit types, the design themes for each unit are meant to reflect a time of day, paired with an experience. For example, the four-bedroom unit is designed to capture the essence of a leisurely Saturday morning, with features such as natural lighting, a cosy sofa, and a lounge chair on the balcony. On the other hand, the two-bedroom show unit evokes a relaxing evening after hours, featuring a dedicated bar station and atmospheric lighting.
